Job description

Downtown Chicago | Hybrid Flexibility | National Developments

You know how to deliver a building. Now you want to understand and influence everything that happens before construction starts.

Flowtec Construction is partnered with a well-established, vertically integrated real estate developer based in downtown Chicago. The company develops and operates multifamily, mixed-use and commercial projects across several national markets.

This opportunity is specifically suited to a Project Manager or Senior Project Manager from a general contractor who wants to transition to the ownership and development side.

Initially, your construction experience will be the value you bring. You will represent the ownership group throughout design and construction, managing the general contractor, architects, engineers and consultants while protecting the budget, schedule and overall objectives of each development.

As you grow within the business, your involvement will expand beyond construction into site evaluation, project feasibility, entitlements, design, permitting, financing and overall development strategy.

This is a genuine path into real estate development, not a traditional construction position with a different title.

The Company

The business is an established Chicago-based developer with an integrated platform spanning acquisitions, development, construction and property management.

Its portfolio includes ground-up multifamily, mixed-use, commercial, adaptive reuse and renovation projects located across the United States.

The team operates in a collaborative, low-ego environment where construction professionals work directly alongside experienced development leaders. The position is based in downtown Chicago and offers hybrid flexibility.

What You’ll Be Doing

  • Represent ownership throughout the development and construction lifecycle
  • Support the delivery of large ground-up multifamily, mixed-use and commercial developments
  • Manage relationships with general contractors, architects, engineers and third-party consultants
  • Review drawings for constructability, code compliance, budgeting and operational considerations
  • Coordinate design development, permitting, utilities, municipal approvals and entitlements
  • Assist with bid packages, contractor selection, bid analysis and GMP negotiations
  • Monitor project budgets, schedules, procurement and overall risk
  • Review change orders, payment applications, owner draws and cost reporting
  • Conduct site visits and hold contractors accountable for quality, schedule and contractual requirements
  • Provide project updates to internal leadership, lenders and investment partners
  • Coordinate project closeout and turnover to the property management team
  • Travel periodically to developments across the company’s national portfolio
  • Become increasingly involved in the financial and strategic sides of real estate development

Who This Is For

You are likely working as a Project Manager or Senior Project Manager for a general contractor and have built a strong foundation in construction delivery.

You understand how projects are built, but you now want greater involvement in the decisions that shape them.

The ideal background includes:

  • Approximately 5 to 10 years of experience with a general contractor, construction manager or real estate developer
  • Experience managing ground-up multifamily, mixed-use or commercial construction
  • Strong understanding of drawings, contracts, budgets, schedules, change orders and owner draws
  • Experience coordinating architects, engineers, subcontractors and other project stakeholders
  • A bachelor’s degree in Construction Management, Architecture, Civil Engineering, Real Estate Development or a related field
  • Strong communication, organization and problem-solving skills
  • The ability to travel to project sites when required
  • A genuine interest in building a long-term career in real estate development

Multifamily experience is preferred, but strong candidates from other ground-up commercial sectors will also be considered.

Why Consider It?

  • Make a genuine transition from general contracting into real estate development
  • Work across the full lifecycle of nationally located developments
  • Gain exposure to site evaluation, entitlements, financing and development strategy
  • Join an integrated platform where development, construction and property operations work together
  • Receive direct mentorship from experienced development professionals
  • Work from a downtown Chicago office with hybrid flexibility
  • Build toward leading developments from the initial opportunity through completion
  • Receive a competitive compensation and benefits package
