Job summary

Navigate Search is seeking a Project Manager for a major 50-story Chicago Loop high-rise project. You will oversee day-to-day construction activities, coordinate with ownership, architects, engineers, and subcontractors, and ensure on-time, on-budget delivery.

The role requires strong scheduling, budgeting, and communication skills and a degree in a related field. You will work within a vertically integrated development team on a landmark urban asset with significant redevelopment opportunities

Qualifications

  • 5+ years of construction project management experience.
  • Experience with general contractor, construction manager, developer, or owner's representative.
  • Experience on commercial, high-rise, multifamily, mixed-use, or urban projects.
  • Strong understanding of documents, contracts, scheduling, budgeting, and controls.
  • Ability to manage multiple stakeholders and subcontractors.
  • Excellent communication and organizational skills.
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.

Responsibilities

  • Manage day-to-day construction execution with ownership, architects, engineers, and subcontractors.
  • Coordinate schedules, budgets, and project documentation to ensure on-time delivery.
  • Review drawings, contracts, submittals, RFIs, changes, and procurement requests.

The company manages construction operations in-house, allowing its teams to remain involved throughout the entire development process and maintain a high level of control over schedule, quality, cost, and execution. Its Chicago portfolio includes significant high-rise commercial assets and large-scale urban developments.

About the Project

This Project Manager will support a major 50-story, approximately 1.1-million-square-foot high-rise property in Chicago's Loop within close proximity to City Hall, major transit stations, and other downtown landmarks.

The project represents a significant opportunity to work on a high-profile urban asset within one of Chicago's most active redevelopment corridors.

The Role

The Project Manager will be responsible for managing the day-to-day execution of construction activities while coordinating with ownership, architects, engineers, consultants, subcontractors, vendors, and internal project teams.

Responsibilities
  • Manage construction activities from preconstruction through completion, ensuring projects are delivered on schedule, within budget, and to established quality standards.
  • Coordinate architects, engineers, consultants, subcontractors, vendors, and internal stakeholders.
  • Review drawings, specifications, contracts, schedules, and project documentation.
  • Manage RFIs, submittals, change orders, procurement, and project correspondence.
  • Develop and maintain project schedules while identifying potential delays and developing mitigation strategies.
  • Monitor project costs, commitments, change orders, and overall budget performance.
  • Participate in subcontractor procurement, scope review, bid leveling, and contract negotiations.
  • Lead regular project meetings and maintain clear communication between all project stakeholders.
  • Review subcontractor progress and ensure work is being completed according to contract documents and project requirements.
  • Assist with quality control and ensure construction is being executed in accordance with plans, specifications, and applicable codes.
  • Work closely with the Superintendent and field team to coordinate sequencing, logistics, inspections, and site activities.
  • Track project milestones and provide regular updates to senior leadership and ownership.
  • Assist with closeout, punch list, turnover, and warranty activities.
Qualifications
  • 5+ years of construction project management experience.
  • Experience with a general contractor, construction manager, developer, or owner's representative.
  • Experience managing commercial, high-rise, multifamily, mixed-use, or large-scale urban construction projects.
  • Strong understanding of construction documents, contracts, scheduling, budgeting, and project controls.
  • Ability to effectively manage multiple stakeholders and subcontractors.
  • Strong communication, organizational, and problem-solving skills.
  • Proficiency with Microsoft Office and construction/project management software.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
