Job description

Developer / Owner | Fully Integrated Real Estate Firm

We're partnered with a fast-growing, fully integrated real estate company that's looking to add a Construction Manager to its Chicago team.

This role is a great fit for someone from the General Contractor side looking to transition into an owner/developer role, with exposure to projects from early planning through final turnover. Rather than joining a project once construction begins, you'll have the opportunity to understand how projects come together from the developer's perspective and be involved throughout the full lifecycle.

The company has built an outstanding reputation delivering high-quality real estate projects across multifamily, residential, mixed-use, commercial, and other sectors and continues to expand its portfolio across multiple markets throughout the U.S. With a strong track record of successful developments and a growing pipeline of future opportunities, they offer the stability of an established organization while maintaining the collaborative feel of a growing team.

In this role, you'll play a key part in overseeing projects from the Developer / Owner side, working alongside General Contractors, architects, engineers, and consultants to drive successful project execution. You'll gain broader exposure to the decisions that happen before, during, and after construction while still utilizing your technical construction experience.

What You'll Be Doing:

  • Oversee projects throughout design, preconstruction, construction, and turnover

  • Manage and coordinate third-party General Contractors, architects, engineers, and consultants

  • Participate in site evaluations, feasibility reviews, budgeting, and early project planning

  • Assist with contractor bidding, procurement, and GMP contract negotiations

  • Coordinate permitting, utility planning, and design team activities

  • Monitor project schedules, budgets, change orders, owner draws, and overall project performance

  • Oversee QA/QC, construction progress, and final turnover

  • Provide regular project updates to internal leadership

  • Conduct occasional day trips to project sites as needed

What They're Looking For:

  • 5+ years of construction experience, ideally with a General Contractor

  • Experience managing ground-up residential, multifamily, mixed-use, hospitality, or commercial construction projects

  • Strong understanding of budgeting, scheduling, project controls, and construction management

  • Excellent communication and relationship-building skills

  • Someone interested in making the move from a GC into a Developer / Owner environment and broadening their overall real estate development experience

  • Competitive base salary + bonus opportunity

  • Flexibility to work remotely several days per week

  • Occasional local/regional day trips for project site visits as needed

  • Occasional local/regional day trips for project site visits as needed

  • Full project lifecycle exposure beyond traditional construction management

  • Work directly alongside development, acquisitions, design, and construction teams

  • Diverse portfolio across residential, multifamily, mixed-use, commercial, and other project types

  • Long-term career growth within an expanding real estate organization

If you've built a strong foundation on the General Contractor side but have been interested in moving into development and seeing the bigger picture behind how projects come together, I'd love to tell you more.
