Job summary

Organization: Appalachian Parent Association Inc.Supervisor: Director of Day and Employment ServicesLocation: Appalachian Crossroads, 39 S Third Street, Oakland, MD 21550Overview: The Building Maintenance Technician is responsible for the general maintenance, repair, and upkeep of APA buildings, including their mechanical, electrical, plumbing, and structural systems. The technician will ensure that the building remains safe, functional, and in compliance with all relevant regulations.Responsibilities:General Maintenance:Perform routine inspections of the building’s infrastructure (including HVAC, plumbing, and electrical systems) to identify and address maintenance needs.Repair and maintain building systems including heating, ventilation, air conditioning, plumbing, and electrical systems.Perform minor carpentry, painting, and drywall repairs as needed.Preventative Maintenance:Replace filters, lubricate parts, and perform other tasks to keep systems running efficiently.Safety and Compliance:Ensure the building complies with health and safety standards and regulations.Respond to and resolve safety hazards promptly.Assist in fire alarm and safety equipment inspections and maintenance.Emergency Repairs:Respond to emergency maintenance requests in a timely manner.Troubleshoot and resolve issues that arise unexpectedly, including electrical, plumbing, and structural problems.Building Operations Support:Assist with setting up and taking down furniture and equipment for events or meetings.Manage waste disposal and recycling programs.Monitor and control the inventory of maintenance supplies and equipment.Vendor Management:Coordinate with external contractors for specialized repairs or projects.Oversee the work of contractors to ensure it is completed according to standards.Documentation and Reporting:Maintain accurate records of maintenance activities, inspections, and repairs.Report on the status of building systems and any major issues to management.Qualifications:Education: High school diploma or equivalent required; technical training in building maintenance, HVAC, or a related field preferred.Experience: 2-3 years of experience in building maintenance or a related field.Skills:Strong knowledge of mechanical, electrical, and plumbing systems.Proficiency in using hand and power tools.Good problem-solving and troubleshooting skills.Ability to work independently and manage time effectively.Certifications: Relevant certifications such as HVAC, electrical, or plumbing certifications are a plus.Physical Requirements: Ability to lift heavy objects, work in confined spaces, and perform tasks that require physical exertion.
