Job summary

Galaxy is seeking a Site Development Associate to support data center development in and around Waco, TX. The role advances sites through entitlement, negotiates with landowners, and coordinates with utilities for a robust development pipeline.

You will work hands-on in the field, engaging with municipal officials and internal teams to keep projects on schedule and within scope. This position requires travel in Texas and a drive for results.

Qualifications

• Experience in real estate development through acquisition to entitlement.
• Proven entitling property with municipalities and public officials.
• Strong written and verbal communication with external officials.
• Comfort presenting to public bodies and leadership.
• Basic understanding of real estate contracts, title, and closing.

Responsibilities

• Lead and support site entitlement efforts, incl. zoning, platting, and approvals.
• Serve as main contact with municipalities, counties, and public officials.
• Build relationships with mayors and staff; coordinate with city/county bodies.
• Deliver presentations to city councils, planning boards, and other bodies.
• Identify and help obtain permits for site development; coordinate with public works and TxDOT.
• Coordinate with utilities to confirm capacity and extension needs for sites.
• Support land acquisition: sourcing sites, negotiating with landowners, structuring agreements.
• Apply knowledge of oil, gas, and mineral rights to site control issues.
• Understand real estate contracts, title work, and closing processes with counsel.
• Handle claims during due diligence, construction, or site development; escalate when needed.
• Communicate project status, risks, and timelines to stakeholders.
• Develop knowledge of data center development requirements and apply to site selection.
• Travel within Texas for site visits and meetings.
