Job summary

Andersen James Group, a leading data center owner-operator, is creating a brand-new Preconstruction Manager role in Dallas to build out its front-end project development capability. You’ll own planning, budgeting, scheduling, constructability, and RFP processes, then partner with Project Manager to hand projects into construction with solid baselines.

Qualifications

• 10+ years in preconstruction, estimating, or project controls in commercial construction.
• Track record building conceptual and budgetary pricing and schedule models before design completion.
• Experience running or supporting formal RFPs, bid leveling, and GC/subcontractor evaluation.
• Comfort turning evolving scope into defensible cost/schedule ranges.
• Strong familiarity with Procore (or similar) and Excel/financial modeling.
• Ability to present feasibility and risk to executives and Corporate Development.
• Growth mindset and appetite to build something new.

Responsibilities

• Lead front-end planning and preconstruction, owning project cost, schedule, constructability, assumptions, and inputs.
• Provide early cost and schedule feasibility input to support capital decisions and site selection.
• Turn evolving design standards into forward-looking cost/schedule assumptions with Central Engineering.
• Build and maintain parametric, scenario-based schedule models for new opportunities.
• Develop budgetary and conceptual pricing models including per-MW benchmarks and cash flows.
• Lead or support the RFP process: scope, bid packages, bid leveling, and awards.
• Validate pricing, durations, and scope with GC and design partners during the RFP window.
• Hand off awarded projects with documented baselines and assumptions.
• Maintain a preconstruction knowledge base of benchmarks and lessons learned.
• Manage multiple concurrent preconstruction projects and KPIs for leadership.
• Support build strategy, site diligence, supplier selection, and procurement roadmaps.
• Develop new processes/tools and improve existing workflows.
• Build a bench of GC/design/engineering partners for future pursuits.
• Assess cost/schedule impact of change requests and feed lessons learned into standards.
• Coordinate with Contracts to ensure proper agreements and terms, de-risking projects.
