Job summary

Withum is seeking a Cost Segregation Senior Associate to join our Forensic & Valuation Services team. The role is based in any U.S.

office location with a 3 days-in-office hybrid schedule per week, and offers exposure to diverse real estate assets and cross-functional collaboration. The ideal candidate has 3–5 years of cost segregation or related experience, a Bachelor's degree in a relevant field, and strong Excel and project-management skills.

Qualifications

• Bachelor's degree in Accounting/Finance/Engineering/Construction/Real Estate or related field.
• 3–5 years of cost segregation, fixed asset or related experience.
• Professional credentials such as CPA/EA/CCSP/PE preferred but not required.

Responsibilities

• Perform cost segregation studies for various real estate assets.
• Review construction cost docs, depreciation schedules, and asset records.
• Conduct property site visits and document building systems.
• Prepare engineering-based cost segregation reports meeting IRS guidelines.
• Research depreciation regulations and provide client tax-saving recommendations.
• Manage multiple engagements and mentor junior staff.
• Support Managers/Partners with client relationships and BD activities.
• Stay current on tax and industry developments.
