Job summary

Capstone Property Recruitment is partnering with a leading independent construction and property consultancy in New York to appoint an Associate Director of Cost Management. You will lead the commercial delivery of major projects and provide strategic cost management guidance across the full lifecycle.

You will mentor junior cost staff, develop client relationships and contribute to business development while advancing toward Director-level opportunities in a collaborative, global practice.

Qualifications

• Degree qualified in QS/CM/engineering or related field.
• Extensive pre- and post-contract cost management experience.
• Proven track record delivering large, complex construction projects.
• Consultancy or owner's representative experience preferred.
• Experience leading projects, managing teams and developing junior professionals.
• Advanced knowledge of estimating, cost planning, procurement and change management.
• Strong commercial awareness and ability to identify project risk.
• Proven ability to build trusted relationships with senior clients and stakeholders.
• Experience supporting business development, proposals or account growth.
• Excellent written, verbal and presentation skills.
• MRICS, RICS or equivalent qualification advantageous.

Responsibilities

• Lead cost management services across multimillion-dollar projects.
• Provide strategic commercial advice from feasibility through closeout.
• Oversee estimates, cost plans, budgets, forecasts and cash-flow projections.
• Lead procurement strategies, tender processes and negotiations.
• Manage change control, valuations and final accounts.
• Identify commercial risks and advise on mitigation strategies.
• Act as trusted advisor to senior clients and stakeholders.
• Manage project teams and ensure high-quality delivery.
• Mentor Cost Managers and Senior Cost Managers.
• Support proposals and wider business-development activity.
• Help shape growth of the New York cost management team.
