Coop and Condo Property Manager (PM) is an integral part of our building management team and the foundation of our success. The PM will manage the daily operations of properties, interact with owners/board members, and handle resident relations. The PM’s responsibilities include managing financial matters, interacting with vendors and employees, and coordinating with other members of the management business to ensure building operations are running optimally.

To be successful, ensure efficient daily operations and meet financial objectives. Ultimately, an outstanding PM should be able to increase property value and satisfy resident requirements.

Job Overview

This role is for Cooperative and Condo Management. The portfolio of properties include condo, free market co‑op, and HDFC co‑op buildings. Building sizes vary from as little as 5 units to over 100 units.

Responsibilities
  • Day to day interaction with board members, unit owners, shareholders, and residents of managed buildings.
  • Manage building staff and vendors who service the property.
  • Make decisions based on annual budget, adhering to existing spending guidance.
  • Understand financial reporting, monthly management reports, budget vs actual reporting, and maintain healthy fiscal operations.
  • Interact with building professionals in all disciplines including accounting, legal, and engineering.
  • Review and approve bill pay and provide financial oversight for all vendor invoicing.
  • Ensure compliance with local laws and city agency code including HPD, DOB, FDNY, and DOMHAH.
  • Remove violations and certify work to be complete.
  • Monitor and track permits for open jobs and insurance for active vendors.
  • Understand and keep track of open repairs and ensure compliance with building rules and regulations.
  • Lead monthly board meetings.
  • Manage an ongoing capital improvement project by organizing trades and monitoring progress.
  • Organize multiple bids for a project, identify the best candidate, and manage the repair or improvement process.

Qualifications

  • Experience in real estate 5-7 years and serving as a Property Manager or similar role for at least 2-4 years.
  • At least 2 years of experience working with NYC Cooperatives and Condos.
  • Working knowledge of NYC property regulations.
  • Understanding of basic marketing and accounting principles.
  • Strong organizational and time management skills.
  • Excellent communication and negotiation skills.
  • Good customer service skills.
  • Availability for evening meetings with owner or board.
  • Frequent travel to and from the properties expected. Driver’s license and access to a car preferred.
