Summary:
We're hiring a Controller for the Property Management Group at a commercial real estate investment firm near Nashua, NH — a net-new role driven by company growth. This person will own full-cycle accounting for a portfolio of NNN government-leased properties, bridging property-level operations and corporate finance across budgeting, cash management, and audit/tax coordination, while leading a team of 3 (AP/AR and a GL Accountant). Yardi experience is required, CPA is preferred but not required, and government lease experience is a plus. It's a direct hire role with a base of $125k-$165k plus a discretionary bonus (recently $20k-$60k+), hybrid for local candidates (two days/week onsite). What You’ll Own
- Oversee full-cycle accounting for a portfolio of NNN government-leased properties.
- Review and approve monthly, quarterly, and annual financial statements.
- Analyze portfolio operating results and financial variances.
- Lead annual budgeting and ongoing forecasting processes.
- Partner with property managers on lease administration, tenant billing, reconciliations, and financial performance.
- Manage property-level cash flow, collections, disbursements, and reserve balances.
- Maintain banking relationships and ensure proper segregation of funds.
- Implement and strengthen internal controls to safeguard assets.
- Supervise and develop property accounting staff.
- Establish standard operating procedures and drive process improvements.
- Coordinate audits, regulatory reviews, and tax reporting support.
- Ensure compliance with US GAAP and company policies.
Must-Haves
- Bachelor’s degree in Accounting, Finance, or related field.
- 7–10+ years of progressive accounting or finance experience within commercial real estate.
- 3–5+ years of experience leading and developing accounting teams.
- Strong knowledge of real estate accounting principles and financial reporting.
- Hands‑on experience with property management and accounting systems such as Yardi, MRI, or similar platforms.
- Advanced Excel skills with financial modeling experience.
- Experience supporting audits, internal controls, and US GAAP compliance.
