Responsibilities

  • Lead monthly close processes across property management entities with accurate reporting and journal entries.
  • Maintain oversight of the general ledger and portfolio financial performance.
  • Prepare annual operating budgets and guide forecasting and long-term planning.
  • Forecast property-level cash flows, reserve needs, and capex requirements.
  • Support refinancing activity with analysis of loans, debt structures, and covenants.
  • Mentor and develop the property management accounting team.

About the Role

A well-established real estate investment and property management platform is seeking an experienced Controller of Property Management to lead financial operations across a diverse portfolio of managed properties, corporate entities, and investment partnerships.

The Controller will take ownership of property-level accounting and financial reporting while providing strategic oversight across budgeting, forecasting, cash flow management, capital expenditures, investor distributions, financing activity, loan compliance, payroll, and financial systems.

The ideal candidate will bring deep real estate or property management accounting experience, strong knowledge of Yardi, proven team leadership capabilities, and the ability to operate effectively across complex financial and operational environments.

Key Responsibilities
  • Lead monthly close processes across property management entities and ensure accurate, timely financial reporting, reconciliations, and journal entries
  • Maintain oversight of the general ledger and financial performance across the managed real estate portfolio
  • Prepare annual operating budgets and partner with leadership on forecasting and long-term financial planning
  • Forecast property-level cash flows, rate caps, reserve requirements, capital needs, and future funding obligations
  • Support refinancing activity and provide financial analysis relating to loans, debt structures, maturities, covenants, and financing terms
  • Maintain detailed knowledge of real estate loans and debt obligations across the portfolio and proactively monitor upcoming maturities and requirements
  • Partner with Asset Management on financing activities, investor distributions, capital calls, and property-level financial strategy
  • Collaborate with Property Management and Construction leadership on CapEx planning, insurance, cash management, vendor agreements, and capital expenditures
  • Monitor property-level cash flows and reserve balances and oversee quarterly and ad hoc investor distributions
  • Serve as the financial lead during the onboarding and offboarding of third-party property managers, including historical data transitions and reporting alignment
  • Manage the Yardi platform for property management, including entity setup, reporting structures, system integrity, financial modules, and user training
  • Lead, mentor, and develop a high-performing property management accounting team, including performance reviews and professional development
  • Oversee payroll processing for property management staff, including bonus calculations, timecard approvals, discrepancy resolution, and supporting documentation
  • Act as a key financial liaison across Property Management, Asset Management, Acquisitions, Construction, Treasury, and senior leadership
  • Respond to time-sensitive financial matters and provide clear, commercially focused insights to support strategic decision-making
Candidate Profile
  • Bachelor’s degree in Accounting, Finance, or a related field
  • CPA preferred, though highly qualified non-CPA candidates may be considered
  • 8+ years of progressive accounting experience, ideally within property management, real estate investment, or a related real estate environment
  • Strong understanding of property-level accounting, real estate operations, capital planning, cash flow management, and financial reporting
  • Proven experience preparing budgets, forecasts, cash flow projections, and financial analysis
  • Strong Yardi experience, including financial reporting, entity setup, platform administration, or system implementation
  • Advanced Microsoft Excel skills and proficiency across Microsoft Office
  • Demonstrated experience leading, mentoring, and developing accounting teams
  • Strong ownership mentality with the ability to improve systems, strengthen controls, and build scalable processes
  • Senior-level leadership opportunity within an established real estate platform
