We are partnering with a privately held NYC commercial real estate owner/operator managing institutional-quality office assets seeking a Senior Property Controller with 10+ years of experience with commercial real estate.
The company oversees leasing, property operations, asset management, financial reporting, and capital projects, providing exposure to all aspects of commercial real estate ownership and operations.
Hands-on leadership role overseeing accounting and financial operations for a real estate portfolio. Responsible for financial reporting, internal controls, budgeting, forecasting, cash management, audits, investor/lender reporting, and regulatory compliance. Reviews leases, loan agreements, operating agreements, and property-level financial activity while ensuring GAAP compliance and adherence to debt covenants. Partners cross-functionally to improve processes, support real estate operations, and provide strategic financial insights.
Full-time, on-site role based in Midtown Manhattan (Monday-Friday, 9am-5pm).
Highlights

- Strong GAAP knowledge and advanced Yardi Voyager experience required.
- Commercial real estate experience required, preferably Class A office and retail; condo experience is a plus.
- Hands-on ownership of NYC property tax filings (TC101, TC150, TC201, TC309), including direct coordination with tax certiorari firms and auditors.
- Lead year-end audits from start to finish, serving as the primary contact for external auditors.
- Experience reviewing/abstracting leases and maintaining lease data in Yardi.
- Deep hands-on experience with financial reporting, budgeting, A/R, A/P, bank reconciliations, CAM and real estate tax escalations, treasury operations, 1099s, debt service/lender reporting, accruals, variance analysis, cash flow forecasting, straight-line rent, leasing commissions, construction management fees, and security deposits/letters of credit.
- Proven ability to manage heavy workloads, meet tight deadlines, and adapt in a fast-paced environment.
- Prior supervisory experience with the ability to mentor and develop a Property Accountant.
- Strong communication skills and exposure to ownership/investor groups preferred.
- High level of accountability and ownership; this person will be the key financial lead for the portfolio.
Requirements
- Bachelor's degree in accounting or finance.
- 7+ years of progressive accounting experience, including at least 5 years of comparable property Controller experience managing financial reporting and accounting for high-volume commercial and retail properties in NYC. A proven record of successful supervisory experience.
- Minimum of 3 years of experience with Yardi accounting software (Yardi Voyager, Job Cost, Elevate, etc.).
- Strong interpersonal and people management skills.
- Strong leadership skills and comfort in supervising, coaching and mentoring staff.
- Clear, confident, and professional communication skills.
- Excellent analytical, problem-solving and organizational skills.
- Proven knowledge of US GAAP and FASB regulations, financial terms and principles.
- Advanced Microsoft Excel skills, and overall proficiency in Microsoft Office.
- Responsive nature with the ability to pivot between competing priorities and deadlines.
