Job summary

Aprio Talent Solutions is hiring a Controller for the Property Management Group at a commercial real estate investment firm near Nashua, NH. The role owns full-cycle accounting for a portfolio of NNN government-leased properties, bridging operations and corporate finance across budgeting, cash management, and audit/tax coordination.

This direct-hire role leads a team of 3 (AP/AR and a GL Accountant). Yardi experience is required; CPA preferred.

Qualifications

• Bachelor's degree in Accounting, Finance, or related field.
• 7–10+ years progressive accounting/finance in commercial real estate.
• 3–5+ years leading and developing accounting teams.
• Strong knowledge of real estate accounting principles and financial reporting.
• Hands-on experience with property management systems (Yardi, MRI).
• Advanced Excel with financial modeling experience.
• Experience supporting audits, internal controls, and US GAAP compliance.

Responsibilities

• Oversee full-cycle accounting for a portfolio of NNN government-leased properties.
• Review and approve monthly, quarterly, and annual financial statements.
• Analyze portfolio operating results and variances.
• Lead annual budgeting and ongoing forecasting processes.
• Partner with property managers on lease administration, tenant billing, reconciliations, and financial performance.
• Manage property-level cash flow, collections, disbursements, and reserve balances.
• Maintain banking relationships and ensure proper segregation of funds.
• Implement and strengthen internal controls to safeguard assets.
• Supervise and develop property accounting staff.
• Coordinate audits, regulatory reviews, and tax reporting support.
