Job summary

Cordia is seeking a Control Operator III for the Downtown Phoenix district cooling system. You will oversee day-to-day plant operations, perform routine maintenance, and ensure safety, reliability and efficiency priorities are met.

The role requires monitoring of large chilled water equipment, handling routine analysis, and operating with minimal supervision while maintaining plant safety and performance.

Qualifications

  • High School diploma or equivalent.
  • Must have a minimum of five (5) years of steady work experience, working with large tonnage chilled water equipment and water pumps.
  • Ability to lift up to 50 lbs.
  • Hands on maintenance and troubleshooting experience with chiller plants.
  • Must have a valid driver's license.
  • Knowledge and experience in working with large chilled water equipment and water pumps.
  • Ability to work in adverse climate conditions.
  • Gathers data; identifies issues; relates and compares; identifies cause-effect; interprets different viewpoints; determines and takes a course of action after identifying and developing possible consequences.

Responsibilities

Control Operator III
Summary

The state-of-the-art Downtown Phoenix district cooling system is made up of three plants with 28,000 tons of cooling capacity, 96,000 ton-hrs of thermal storage capacity and over 21,000 trench feet of chilled water distribution system piping. The system supplies cold water to 47 buildings in the downtown area for comfort cooling.

The Control Operator III will report to the Downtown Phoenix Operations Manager, will be responsible for day-to-day system operations and perform routine maintenance as needed, while observing and complying with all safety requirements. The primary objective is to ensure the plants are operated with regard to the priorities in order: Safety, Reliability and Efficiency.

Principle Responsibilities/Key Results Areas
  • Responsible for operation and monitoring of all plant equipment. Able to perform equipment and system alignments to support plant operation and removal of equipment from service.
  • Identify abnormal operating and equipment conditions, perform required routine and corrective maintenance activities, and troubleshoot and repair electrical and/or mechanical equipment.
  • Follow plant operational procedures to ensure the accomplishment of reliability goals and production requirements.
  • Understand system operating requirements, identify trends, perform routine analysis, and make recommendations for operating adjustments.
  • Track and log operational system status using applicable journals and control system tools. Perform regular equipment rounds, taking critical readings from pressure gauges, temperature indicators, meters, and other instruments.
  • Make recommendations to enhance plant reliability and performance.
  • Identify, report and address safety hazards.
  • Maintain competency in the operations of local and remote plant facilities in conjunction with maintaining the electrical and mechanical equipment and facilities to ensure unplanned outages are prevented.
  • Use Computerized Maintenance Management System (CMMS) effectively to accomplish required maintenance in an efficient and organized manner.
  • Maintain plant housekeeping and security.
  • Perform chemical analysis and maintain chemistry logs and monitor chemical inventory.
  • Unload, handle, and transfer bulk chemicals.
  • Operate heavy equipment such as man lift and forklift.
  • Able to work rotating shift assignments to support plant operations as assigned.
  • Perform other duties as required.
Requirements

Physical Requirements

This position requires the ability to safely use, handle and inspect equipment containing (and perform maintenance in close proximity to sources of), hazardous energy, hazardous chemicals and hazardous waste as those terms are defined under various safety and environmental regulations. The position requires the use of appropriate personal protective equipment for the hazards identified above. In the employee's normal immediate work area, this position requires the employee to be routinely familiar with, and to appropriately respond to, the hazards identified above, including, but not limited to repairs on equipment containing chemicals, containment of chemical leaks, response to electrical interruptions, etc. This response would encompass appropriate personal protection techniques, the following of safety procedures such as (but not limited to) lock out/tag out procedures, and the following of environmental procedures. This position requires the ability to perform these functions with little supervision.

Must be able to frequently climb ladders; climb to and work from elevated platforms, ladders, and walkways at elevations of 50 feet and more; lift a minimum of 20 pounds in awkward positions and 50 pounds from the floor to the waist.

This job requires the ability to work outdoors in adverse weather conditions, climb vertical access ladders and stairwells, carry up to 50 pounds and to see, hear, walk, and talk effectively.
