Job summary

J&J Worldwide Services seeks a Control Operator to monitor and operate the Utility Management Control System (UMCS) and related pneumatic controls on the Ft. Campbell campus.

The role also tracks facility systems, processes maintenance requests, coordinates work orders, and responds to abnormal or emergency conditions. You will enter maintenance requests into CMMS, assign urgent tasks to trades, support HVAC monitoring, and ensure safety procedures are followed while maintaining clear

Qualifications

• High school diploma or equivalent required; technical or trade school training in a related field preferred.
• Knowledge of facility control systems and general building operations preferred.
• Experience with CMMS software highly desired.
• Ability to monitor equipment and identify abnormal operating conditions.
• Excellent oral and written communication skills.
• Working knowledge of Microsoft Word, Excel, PowerPoint, and Outlook.
• Must be able to pass required background screening and obtain/maintain required access.

Responsibilities

• Operate and monitor the Utility Management Control System (UMCS) and related control systems.
• Serve as the initial point of contact for building occupants reporting maintenance requirements.
• Enter maintenance requests into the CMMS.
• Assign urgent and emergency work to the appropriate trade personnel and distribute routine work orders to supervisors or trade leads.
• Assist maintenance technicians with monitoring HVAC operations (heating, cooling, airflow).
• Monitor centrally controlled alarm systems for power, temperature, pressure, and other facility conditions.
• Update work orders in CMMS and close upon completion.
• Follow regulations, procedures, recall rosters and emergency notification requirements.
• Communicate effectively with maintenance personnel, supervisors, and occupants.
• Perform other duties as assigned.

Description

General Summary

The Control Operator operates and monitors the Utility Management Control System (UMCS) and related pneumatic controls, including components within DDC control panels and associated devices installed on equipment or integrated systems. The position also monitors facility systems, processes maintenance requests, coordinates work orders, and responds to abnormal or emergency conditions.

Essential Duties and Responsibilities

• Operate and monitor the Utility Management Control System (UMCS) and related control systems.
• Serve as the initial point of contact for building occupants reporting maintenance requirements.
• Enter maintenance requests into the facility’s Computerized Maintenance Management System (CMMS).
• Assign urgent and emergency work to the appropriate trade personnel and distribute routine work orders to supervisors or trade leads.
• Assist maintenance technicians with monitoring and analyzing HVAC operations, including heating, cooling, and airflow.
• Monitor centrally controlled alarm systems for power availability, temperature controls, pressure requirements, and other facility conditions.
• Identify and report abnormal building system conditions to the appropriate supervisor or trade lead.
• Take appropriate action when abnormal or alarm conditions occur in accordance with established procedures.
• Update work orders in the CMMS and close work orders upon completion.
• Follow applicable regulations, operating instructions, plans, procedures, recall rosters, and emergency notification requirements.
• Communicate effectively with maintenance personnel, supervisors, and building occupants.
• Perform other duties as assigned.

Knowledge, Experience and Skill Requirements

• High school diploma or equivalent required; technical or trade school training in a related field preferred.
• Knowledge of facility control systems and general building operations preferred.
• Experience with Computerized Maintenance Management System (CMMS) software highly desired.
• Ability to monitor equipment and system information and identify abnormal operating conditions.
• Excellent oral and written communication skills.
• Working knowledge of Microsoft Word, Excel, PowerPoint, and Outlook.
• Ability to follow established operating and emergency procedures.
• Must be able to lift up to 50 lbs., squat, bend, stoop, kneel, climb ladders, and stand for extended periods.
• Occasional exposure to heat, cold, noise, dust, dirt, chemicals, and other conditions associated with facility operations.
• May involve minor safety hazards requiring adherence to applicable safety procedures.
• Must be able to pass required background screening and obtain and maintain applicable access or clearance requirements after hire.
