Job summary

Medical College of Wisconsin in Milwaukee seeks a skilled BAS/Fire System technician to respond to alarms, protect people and animals, and minimize damage. You will diagnose and repair complex control-system malfunctions, calibrate devices, and adjust BAS settings to meet design parameters.

Qualifications

Responsibilities

  • Prioritize and respond to Fire and BAS alarms with appropriate actions.
  • Diagnose and repair complex control system malfunctions.
  • Maintain and calibrate pneumatic and DDC devices across multiple building control systems.
  • Make minor software/hardware BAS adjustments; modify schematics and ladder logic as needed.
  • Run BAS offline, override and alarm status reports; adjust trend logs as directed.
  • Pursue ongoing self-study to maintain high technical proficiency.
  • Recommend HVAC and BAS design improvements.
  • Perform annual testing of steam condensate traps.
  • Conduct field surveys during project planning; advise on deficiencies.
  • Support energy-saving initiatives, back-up maintenance staff when needed.

Job description

Summary

Under the direction of the supervisor, respond to all Building Automation System (BAS) and Fire System (FS) alarms as they occur. Take appropriate action to ensure human and animal safety, while minimizing potential damage to mechanical equipment.


Responsibilities


  • Prioritize and take appropriate actions on all Fire and BAS alarms. Examples of critical system alarms are alarms associated with Bio Safety Level-3 exhaust and room pressures, IT data center cooling systems, lab exhaust, and animal housing environment.

  • Diagnose and repair complex control system malfunctions.

  • Perform maintenance and precise calibration of pneumatic and direct digital control devices on multiple complex building control systems, including but not limited to; Digital System Controllers, Application Specific Controllers, Programmable Logic Controllers.

  • Make minor software and/or hardware adjustments to the BAS as required to keep the system functioning efficiently and within design parameters. Modify control system schematics and ladder logic diagrams as needed.

  • Perform routine BAS offline, override, and alarm status reports, as directed by the supervisor. Modify BAS trend log feature as required to pinpoint system deficiencies.

  • Conduct an ongoing self-study to maintain a high technical proficiency as related to the maintenance and troubleshooting of MCW's critical building systems.

  • Recommend HVAC and BAS design improvements.

  • Performs annual testing of steam condensate traps for proper operation.

  • Perform field surveys during planning stages of project renovations. Advise of potential difficulties or deficiencies of mechanical systems or utilities.

  • Ensure energy saving initiatives are engaged, especially during off-hour shifts. Back-up the Maintenance Mechanics and perform preventative maintenance or repairs on multiple building systems.

Qualifications

Appropriate experience may be substituted for education on an equivalent basis.

Physical Requirements

Work requires occasionally lifting moderate weight materials, standing, or walking continuously.


Work Environment

Occasional exposure to dust, noise, temperature changes, or contact with water or other liquids. Work is performed in an environmentally controlled environment.


Sensory Acuity

Ability to detect and translate speech or other communication required. May occasionally require the ability to distinguish colors and perceive relative distances between objects.
