Job summary

Advice Personnel in Manhattan is seeking a Project Manager to oversee major real estate redevelopment projects in Manhattan and other boroughs. The ideal candidate has 5+ years in ground-up and conversion development with budgets of $100M+ and strong MEP interiors and envelope experience.

You will manage multi-disciplinary teams, coordinate with owners, consultants, and subs, and drive procurement, schedules, and cost control to deliver high-quality projects on time and within budget.

Qualifications

  • 5+ years as a Project Manager in development/construction
  • BA in Construction Management or equivalent
  • Proficiency with Procore preferred
  • Proven experience managing multiple teams
  • Willingness to travel

Responsibilities

  • Participate in the planning and implementation of projects from pre-construction to completion
  • Lead and coordinate project personnel, engineers, field staff and subcontractors
  • Act as liaison with project ownership, consultants and subcontractors
  • Coordinate the work of contractors and provide progress reports to leadership
  • Oversee procurement cycles for materials, equipment, and contracted services
  • Ensure project remains within budget
  • Review inspector’s daily reports and logs
  • Resolve issues with project superintendents and subcontractors
  • Conduct weekly project meetings, manage budgets and monitor quality assurance
  • Review and implement safe work procedures
  • Build and manage schedule of project activities and crew
  • Ensure project compliance and avoid violations
  • Monitor and forecast costs for project
  • Provide leadership to plan, organize, direct, coordinate and control the project
  • Work with design teams to resolve issues and ensure project quality
  • Identify risk areas and develop budget/schedule/risk mitigation strategies
  • Manage permits, sign-offs, TCO and CO

Job description

A well-established Manhattan construction management firm is looking for a Project Manager to participate in the oversight of major real estate redevelopment projects in Manhattan and other boroughs. Ideal candidates will have 5+ years of experience as a Project Manager with ground up, mixed use residential development projects with budgets of $100MM or more. Preferably significant experience with MEP interiors and envelope.

Responsibilities:
  • Participate in the planning and implementation of project from pre-construction to completion
  • Manage team of project personnel, engineers, field staff and sub-contractors
  • Act as the liaison with project ownership, consultants and subcontractors
  • Coordinate the work of the contractors, providing progress reports to leadership
  • Oversee management of RFP, RFI, submittals, requisitions and change orders
  • Manage end-to-end procurement cycles for project materials, equipment, and contracted services
  • Ensure project is remaining on budget
  • Review inspector’s daily reports and logs
  • Resolve any issues with project superintendents and subcontractors
  • Conduct weekly project meetings, manage project budgets and monitor quality assurance
  • Review and implement safe work procedures
  • Build and manage schedule of project activities and crew
  • Ensure project is compliant and violation free
  • Monitor and forecast costs for project
  • Provide the necessary leadership to plan, organize, direct, coordinate and control the project
  • Work with design teams to resolve any issues or conflicts that may arise, and to ensure project quality
  • Identify any area of risk and develop strategy to prevent going over budget, project schedule and overall risk mitigation
  • Manage permits, sign offs, TCO and CO
Requirements:
  • 5+ years as a Project Manager within the Development/ Construction industry (ground up and/or conversion experience preferred)
  • BA in Construction Management or equivalent
  • Proficiency with Procore preferred
  • Proven experience in managing multiple teams
  • Ability to assess and problem solve
  • Strong leadership skills
  • Willingness to travel
Salary (Commensurate with experience level):

$175,000 – 185,000 plus bonus, health benefits (medical, dental and vision), 401k and other valuable perks.
