Job summary

Henderson Scott US in Brooklyn, NY is seeking an experienced Project Manager to lead multiple ground-up and major renovation projects from preconstruction through closeout. You will coordinate with owners, architects, engineers, consultants, subcontractors, and field teams to maintain schedules, budgets, and quality.

The role requires 5+ years of construction management, a relevant degree, and proficiency with Procore/Bluebeam/Microsoft Project/Primavera P6.

Qualifications

  • BS in Construction Management, Engineering, Architecture, or related field preferred.
  • 5+ years managing commercial, multifamily, mixed-use, or residential construction.
  • Experience with developer, GC, or design-build.
  • Experience with self-perform construction is highly preferred.

Responsibilities

  • Manage all phases of construction projects, including preconstruction, budgeting, procurement, execution, and closeout.
  • Develop and maintain project schedules, budgets, and cost forecasts, ensuring on-time, on-budget delivery.
  • Coordinate with ownership, architects, engineers, consultants, subcontractors, and field operations.
  • Oversee contract administration, RFIs, submittals, change orders, purchase orders, and project docs.
  • Lead with Superintendents and self-perform teams to coordinate daily activities.
  • Monitor costs, review pay apps, and prepare owner billings and reports.
  • Identify risks and develop solutions to minimize delays and cost impacts.
  • Lead project meetings and provide progress updates to leadership and stakeholders.
  • Ensure safety, quality, and adherence to procedures; support turnover and closeout docs.

About the Opportunity

Our client is a well-established, self-performing real estate developer and general contractor with an impressive pipeline of residential and mixed-use projects throughout Brooklyn. With an integrated approach to development and construction, they oversee projects from acquisition through completion while maintaining exceptional quality, schedule, and budget performance. Due to continued growth, they are seeking an experienced Project Manager to join their team and lead multiple ground-up and major renovation projects from preconstruction through closeout.

Key Responsibilities
  • Manage all phases of construction projects, including preconstruction, budgeting, procurement, execution, and project closeout.
  • Develop and maintain project schedules, budgets, and cost forecasts while ensuring projects remain on schedule and within budget.
  • Coordinate with ownership, architects, engineers, consultants, subcontractors, and field operations throughout the project lifecycle.
  • Oversee contract administration, RFIs, submittals, change orders, purchase orders, and project documentation.
  • Partner closely with Superintendents and self-perform field teams to coordinate daily construction activities and maintain productivity.
  • Monitor project costs, review subcontractor pay applications, and prepare owner billings and financial reports.
  • Identify project risks and proactively develop solutions to minimize schedule delays and cost impacts.
  • Lead project meetings and provide regular progress updates to internal leadership and external stakeholders.
  • Ensure compliance with safety regulations, quality standards, and company procedures.
  • Support project turnover by coordinating inspections, punch lists, closeout documentation, and owner training.
Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • 5+ years of experience managing commercial, multifamily, mixed-use, or residential construction projects.
  • Experience working for a developer, general contractor, or design-build firm.
  • Previous experience managing self-perform construction operations is highly preferred.
  • Strong understanding of construction means and methods, scheduling, budgeting, and project controls.
  • Experience managing subcontractors, vendors, consultants, and client relationships.
  • Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, or similar construction management software.
  • Excellent communication, leadership, and organizational skills.
  • Ability to manage multiple priorities in a fast-paced construction environment.
Compensation & Benefits
