We are a market-leading residential condominium development company, based in Manhattan, NY, dedicated to creating exceptional high-end living spaces that reflect innovation, top quality, and sophistication. As we continue to expand our portfolio, we are seeking a talented and experienced Project Manager/ Owner’s representative to join our team and oversee the successful execution of a new, ground-up residential condominium development.

Job Summary

The Project Manager will be responsible for overseeing all aspects of the project, from conception to completion. As a key member of our team, the Project Manager will work directly with the company’s Executive VP of Construction and will collaborate with the General Contractor/ Construction Management team, designers, architects, engineers, contractors, vendors, etc. to ensure the timely and efficient delivery of high-quality projects. The ideal candidate is an organized and skilled construction management professional, with strong leadership skills, meticulous quality orientation, and proven problem-solving abilities.

Responsibilities
  • Project Planning and Execution: The Project Manager is responsible for developing comprehensive project plans, including timelines, budgets, and resource allocation, to ensure successful project execution - on time and within budget.
  • Coordinate with architects, engineers, and other consultants to translate project objectives into actionable and coordinated design products.
  • Monitor project progress, identify potential risks and issues, and implement corrective actions as needed.
  • Regularly communicate project updates to senior management and relevant partners, ensuring transparency and alignment throughout the project lifecycle.
Contracting and Procurement
  • Managing the bidding process for designers, consultants, contractors, and vendors, ensuring compliance with quality, cost, and schedule requirements.
  • Negotiate contracts, review proposals, and assist in facilitating contract agreements with external partners.
  • Coordinate with the procurement team of the General Contractor to source and procure materials, equipment, and services required for the project.
Budget and Cost Management
  • Assist in developing and monitoring project budgets, tracking expenses, and ensuring adherence to financial targets.
  • Identify cost-saving opportunities without compromising quality or safety standards.
  • Review and approve invoices, change orders, monthly requisitions, and other financial documentation related to the project.
Construction Oversight
  • Assist in coordinating construction activities, ensuring compliance with design plans, building codes, applicable laws, and regulations.
  • Conduct regular site visits to monitor progress, quality, and safety standards.
  • Address any construction-related issues promptly and efficiently to minimize delays or disruptions.
Collaborate with others
  • Collaborate with internal teams, such as sales and marketing, to ensure effective coordination and alignment throughout the project lifecycle.
  • Foster positive relationships with partners, clients, contractors, government agencies, etc.
  • Address management concerns, inquiries, and feedback in a timely and professional manner.
Requirements
  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
  • Proven experience as a Project Manager in residential condominium development, with a track record of successful project delivery.
  • Previous work experience as a Developer’s Owner’s representative is preferred.
  • Strong knowledge of construction processes, building codes, and regulations.
  • Proficient in construction project management software and tools.
  • Excellent organizational and time management skills, with the ability to prioritize tasks effectively.
  • Exceptional communication and interpersonal skills to effectively collaborate with diverse team members and various parties that are involved in a Manhattan condominium development.
  • Effective problem-solving and decision-making abilities, with a focus on finding practical and innovative solutions to keep the project moving forward per the schedule.
