Job summary

Austin Commercial in Houston seeks a Project Manager I to oversee phases of commercial construction under supervision, collaborating with PM II and PM I. The role emphasizes safety, scheduling, cost control, and owner/architect coordination.

The position requires a BS in a related field, OSHA 30-Hours, and 4+ years in construction, with the ability to manage direct reports and work within an ESOP environment.

Qualifications

• B.S. in construction management, engineering, or related field is required.
• OSHA 30-Hour Construction Industry Outreach Training is required or obtainable within first year.
• 4+ years’ work experience in the construction industry.
• Experience with project manager software, cost projection, scheduling, financial analysis, budget reviews and labor reports.
• Ability to build and manage direct reports.

Responsibilities

• Assist PM II with planning, scheduling and coordinating all phases of the project.
• Support preconstruction activities, plan development, and value engineering input.
• Manage startup activities with the superintendent including site logistics and safety considerations.
• Review subcontractor bids and negotiate buys, ensuring bonds and insurance are in place.
• Ensure contract terms and specifications are met; inspect work and maintain quality standards.
• Approve subcontractor work for payment; manage pay requests and close-out documentation.
• Develop master construction schedule with Scheduling department and update for changes.
• Distribute changes for pricing, verify subcontractor pricing, and secure owner approvals.
