Diamond Properties in Mount Kisco, NY is seeking an experienced Construction Project Manager to drive tenant improvement projects from leasing discussions to turnover. You will own the construction process, develop scopes, budgets, and schedules, and work with leasing, tenants, architects, and contractors to move projects from concept to completion.

Qualifications

• 5–10 years of experience managing commercial construction or tenant improvement projects.
• Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred, or equivalent experience.
• PMP or CCM certification preferred but not required.
• Strong experience developing project budgets from preliminary scopes, tenant requirements, and lease assumptions.
• Ability to read and interpret construction drawings, scopes of work, and budgets.
• Excellent communication, organization, and problem-solving skills.

Responsibilities

• Maintain budget accountability from initial lease budget through bidding, construction, change orders, and closeout.
• Translate tenant requirements and building conditions into clear construction scopes and budget estimates.
• Establish project timelines, milestones, and critical path items across design, bidding, permitting, procurement, construction, inspections, and occupancy.
• Manage the bidding process, contractor walkthroughs, proposal review, bid leveling, and award recommendations.
• Coordinate design documents, permit submissions, municipal comments, resubmittals, and approval timelines.
• Manage active tenant improvement projects from kickoff through substantial completion.
• Coordinate final inspections, punch lists, certificates of occupancy, tenant acceptance, and space turnover.
• Demonstrate ability to build strong working relationships with internal stakeholders, tenants, contractors, consultants, and agencies.
