Job summary

BMS CAT is seeking an experienced Construction Project Manager to lead commercial reconstruction projects from scope development through closeout. This role focuses on commercial construction, subcontractor management, budgets, schedules, change orders, and client relationships.

Ideal candidates will have 5+ years of PM experience in commercial reconstruction, strong leadership, and the ability to read plans and specifications.

Job description

We are looking for an experienced Construction Project Manager to join our team and lead commercial reconstruction projects from scope development through closeout.

This is a reconstruction-focused role. We are specifically seeking someone with a strong background managing commercial construction/reconstruction projects, subcontractors, budgets, schedules, change orders, and client relationships.

Experience primarily limited to mitigation, emergency services, or residential repairs will not be the ideal fit.

What You'll Do

• Manage multiple commercial reconstruction projects from initial scope through final closeout.
• Take ownership of project schedule, budget, production, quality, and profitability.
• Coordinate and manage subcontractors, vendors, field personnel, and internal project teams.
• Develop and maintain project schedules and provide regular updates to clients and leadership.
• Review scopes of work, plans, specifications, proposals, and subcontractor pricing.
• Obtain and negotiate subcontractor and vendor pricing.
• Manage change orders, RFIs, submittals, selections, and scope changes.
• Track project costs, commitments, billings, forecasts, and overall job profitability.
• Review subcontractor pay applications and vendor invoices.
• Conduct project meetings and maintain consistent communication with owners, consultants, subcontractors, and internal teams.
• Coordinate material procurement and ensure projects remain on schedule.
• Work closely with estimating and operations during project turnover and execution.
• Identify project risks early and develop solutions to keep projects moving.
• Ensure work is performed in accordance with contract requirements, plans, specifications, building codes, safety requirements, and quality standards.
• Maintain accurate project documentation from preconstruction through closeout.
• Build strong client relationships and help generate repeat commercial business.

What We're Looking For

Required:

• 5+ years of construction project management experience.
• Significant experience managing commercial reconstruction or commercial construction projects.
• Proven experience managing subcontractors and multiple trades.
• Strong understanding of construction budgets, schedules, contracts, and change orders.
• Experience managing projects from scope through closeout.
• Ability to read and understand construction plans, specifications, and scopes of work.
• Strong communication, negotiation, organization, and problem-solving skills.
• Ability to manage multiple projects and priorities simultaneously.

Strongly Preferred:

• Experience in commercial restoration/reconstruction.
• Experience with insurance-related reconstruction projects.
• Experience with large-loss commercial projects.
• Experience with estimating software such as Xactimate.
• Experience with project management and construction software.
• Experience with negotiated work, GMPs, or commercial contracts.
• Experience managing projects involving multiple trades and significant subcontractor coordination.
