Job summary

BMS CAT in Atlanta seeks an experienced Construction Project Manager to lead commercial reconstruction projects from scope through completion. You will manage budgets, schedules, subcontractors, and client relationships on complex projects.

You will own day-to-day execution, coordinate with estimators, field teams, and insurance representatives to deliver projects on time, within budget, and to the highest quality standards.

Qualifications

• 3+ years of construction project management experience, preferably in commercial reconstruction/restoration.
• Experience managing commercial projects from start to finish.
• Experience with projects valued at $1M+ is preferred.

BMS CAT is seeking an experienced Construction Project Manager to join our Atlanta team and lead commercial reconstruction projects from initial scope through successful completion. This role is ideal for a construction professional with strong commercial reconstruction experience who is comfortable managing projects, subcontractors, budgets, schedules, and client relationships.

The Project Manager will have ownership of day-to-day project execution and will work closely with clients, subcontractors, estimators, field teams, insurance representatives, and internal leadership to ensure projects are completed safely, on schedule, within budget, and to the highest quality standards.

Responsibilities

• Manage commercial reconstruction projects from contract award through project closeout.
• Develop and maintain project schedules, budgets, forecasts, and project documentation.
• Coordinate subcontractors, vendors, suppliers, and field personnel throughout project execution.
• Review scopes of work, plans, specifications, estimates, and project requirements.
• Manage change orders, RFIs, supplements, and scope changes.
• Monitor project costs, production, billing, and overall financial performance.
• Obtain and evaluate subcontractor and vendor proposals and negotiate pricing as needed.
• Maintain consistent communication with clients, property owners, facility managers, adjusters, and other stakeholders.
• Conduct project meetings and provide regular updates on schedule, budget, progress, and issues.
• Work closely with estimating and operations teams to ensure a smooth transition from estimating to construction.
• Monitor quality control, safety, schedule adherence, and subcontractor performance.
• Identify potential project risks and develop solutions to keep projects moving forward.
• Maintain accurate project records and ensure required documentation is completed throughout the project lifecycle.
• Support business development and client relationships by delivering a high-quality customer experience.

What We're Looking For

• 3+ years of construction project management experience, preferably in commercial reconstruction or restoration.
• Proven experience managing commercial projects from start to finish.
• Experience managing projects valued at $1M+ is preferred.
• Strong understanding of construction schedules, budgets, contracts, change orders, and subcontractor management.
• Experience working with insurance-related reconstruction projects is a plus.
• Experience with restoration estimating platforms such as Xactimate is preferred.
• Strong communication, organization, negotiation, and problem-solving skills.
• Ability to manage multiple projects and priorities in a fast-paced environment.
• Strong understanding of commercial construction means, methods, materials, and building systems.
• Ability to work effectively with clients, subcontractors, field personnel, and internal teams.
