Job summary

757 Property Solutions is seeking a Residential Construction Project Manager to own renovation projects across Hampton Roads. Lead scopes, budgets, and schedules from start to punch list, with daily field presence and strong vendor management.

You will oversee multiple active projects, drive on-time, on-budget outcomes, and ensure quality standards while coordinating permits, inspections, and materials. Travel between sites is required, with a field-based work style and full-time, W-2 status.

Qualifications

  • Experience in residential construction, renovation, remodeling, homebuilding, or construction project management.
  • Strong knowledge of residential construction methods, materials, costs, and sequencing.
  • Experience managing general contractors and subcontractors.
  • Ability to evaluate workmanship and recognize when something hasn't been completed correctly.
  • Experience creating or managing construction scopes and budgets.
  • Ability to manage multiple active projects simultaneously.
  • Strong organizational and time-management skills.
  • Excellent communication and follow-through.
  • Confidence to hold contractors accountable.
  • Strong problem-solving and independent decision-making skills.
  • High attention to detail.
  • Comfort using technology and project-management software.
  • Reliable transportation and travel between Hampton Roads projects.

Responsibilities

  • Oversee multiple residential renovation projects and deliver on time and on budget.

About the Opportunity

757 Property Solutions is growing, and we're looking for an experienced Residential Construction Project Manager to take ownership of our residential renovation projects throughout Hampton Roads.

We're coming off a record quarter and a record month in July, and construction is currently one of the biggest opportunities for us to unlock our next stage of growth.

We're not simply looking for someone to monitor projects and provide updates. We're looking for someone who can own the outcome of our renovations - from initial scope and budget through final punch list and completion.

The right person will join a team that works hard, genuinely enjoys what we do, and has a lot of fun building this company together. You'll have meaningful responsibility from day one and an opportunity to make a measurable impact on the trajectory of the business.

What You'll Do

You'll oversee multiple residential renovation projects simultaneously and be responsible for delivering them on time, on budget, and to our quality standards.

Your responsibilities will include:
  • Managing residential renovations from initial scope through final completion
  • Creating detailed scopes of work, renovation budgets, and project schedules
  • Soliciting and reviewing contractor bids and negotiating pricing
  • Managing general contractors, subcontractors, vendors, and suppliers
  • Visiting active projects regularly to inspect progress and workmanship
  • Holding contractors accountable to budgets, schedules, and quality expectations
  • Identifying potential delays, construction issues, and budget overruns before they become larger problems
  • Reviewing contractor invoices, draws, and change orders
  • Coordinating and ordering construction materials as needed
  • Managing permits, inspections, utilities, and other project logistics
  • Maintaining accurate budgets, schedules, progress photos, invoices, receipts, and project documentation
  • Performing quality-control inspections and managing final punch lists
  • Proactively communicating project status, risks, and upcoming milestones
  • Continuously improving our construction systems, processes, costs, timelines, and contractor network
Who We're Looking For

We're looking for someone with real residential construction knowledge who also has the organizational ability to manage a high volume of projects.

The ideal candidate has:
  • Experience in residential construction, renovation, remodeling, homebuilding, or construction project management
