Construction Project Manager
Job Overview:
Aki Renovations Group, Inc. is seeking an experienced, highly organized, and proactive Construction Project Manager to oversee and manage construction projects from inception to completion. The ideal candidate will have at least 5 years of experience in construction management, a deep understanding of NYC building codes, and a proven track record of leading teams, both in the office and in the field. This individual will ensure projects are completed on time, within budget, and in compliance with all regulations and standards.
Key Responsibilities:
- Project Management:
- Manage all phases of construction projects, from initial planning through to final completion.
- Develop and maintain detailed project schedules, budgets, and timelines.
- Coordinate with architects, engineers, and contractors to ensure proper planning, design, and execution.
- Ensure all construction activities are in compliance with the approved plans, permits, and NYC building codes.
- Team Supervision & Leadership:
- Supervise and lead multiple teams, including field staff, subcontractors, and laborers, ensuring effective collaboration and efficient workflow.
- Provide direction and guidance to team members, ensuring quality work and adherence to safety standards.
- Foster a positive and productive team environment, promoting problem-solving and continuous improvement.
- Licensing & Permits:
- Ensure all necessary NYC permits and licenses are obtained and maintained for each project.
- Oversee the filing and tracking of required documentation to ensure compliance with all regulatory requirements.
- Serve as the primary point of contact for building inspectors and city officials for inspections and approvals.
- Budget & Cost Control:
- Prepare project budgets, track expenses, and ensure projects are completed within financial parameters.
- Review and approve all vendor and subcontractor invoices, ensuring accuracy and compliance with contracts.
- Identify cost-saving opportunities and manage resources effectively to avoid project delays or cost overruns.
- Field Operations:
- Conduct regular site visits to monitor construction progress, resolve issues, and ensure that the project is adhering to the schedule.
- Ensure safety protocols and OSHA regulations are strictly followed on-site to maintain a safe working environment.
- Address any field challenges, including unforeseen issues, weather-related delays, or logistical concerns, with timely solutions.
- Documentation & Reporting:
- Prepare and maintain detailed project documentation, including contracts, budgets, schedules, daily logs, and progress reports.
- Generate and submit regular status reports to stakeholders, including project owners, senior management, and clients.
- Maintain organized files (both electronic and paper) for all project-related materials, including plans, permits, change orders, and communications.
- Client & Stakeholder Relations:
- Serve as the main point of contact for clients, keeping them informed of project status, timelines, and any issues.
- Manage client expectations and ensure a high level of customer satisfaction throughout the project.
- Develop and maintain strong relationships with external stakeholders, including suppliers, subcontractors, and government officials.
- Technology & Computer Skills:
- Use project management software (e.g., Procore, Buildertrend, or similar tools) to track project progress, manage schedules, and communicate with team members.
- Maintain proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) for budgeting, reporting, and documentation purposes.
- Leverage technology for efficient data management, scheduling, and collaboration across teams.
Qualifications:
- Experience:
- Minimum of 5 years of experience as a Construction Project Manager, with experience in both residential and commercial construction projects.
- Strong understanding of NYC building codes, zoning laws, and permitting processes.
- Proven ability to supervise and manage teams, including subcontractors and field staff, in a construction setting.
- Licenses & Certifications:
- Valid NYC Construction Project Manager license (or equivalent local certification).
- Additional relevant certifications (e.g., OSHA 30, LEED, PMP, etc.) are a plus.
- Knowledge of safety regulations, including OSHA compliance and industry best practices.
- Skills:
- Exceptional organizational, leadership, and communication skills.
- Strong problem-solving and decision-making abilities, with a focus on managing timelines and budgets effectively.
- Proficiency in construction management software (Procore, Buildertrend, or similar) and Microsoft Office Suite.
- Ability to adapt to changing project needs and requirements, managing multiple projects simultaneously.
- Physical Requirements:
- Ability to travel between office and job sites, with some field work required.
- Comfortable working in both office and outdoor environments, including construction sites.
- Ability to lift up to 50 pounds when required (e.g., carrying materials, equipment).
Work Environment:
- The Construction Project Manager will split time between the office for administrative tasks and site visits to oversee field operations.
- Full-time, with some flexibility depending on project needs, but must be available to address issues as they arise on-site.
- The role requires occasional weekend or evening hours to meet project deadlines or address urgent matters.
Compensation:
- Competitive salary, commensurate with experience.
Job Type: Full-time
Pay: $60,000.00 - $100,000.00 per year
Schedule:
- 8 hour shift
- Monday to Friday
- On call and weekends as needed
