Job Title: Part-Time Construction Project Manager at Carrier Refrigeration

Position Overview:

We are seeking a Part-time Project Manager to join our team. This position requires 24 hours per week and involves managing various aspects of construction projects.

Responsibilities:

• Manage and document the bid process, including pre-qualifying subcontractors, developing bid packages, and evaluating bids.
• Negotiate pricing and terms with subcontractors and vendors.
• Develop subcontracts and purchase orders.
• Prepare daily construction reports and monitor project status to ensure contractual compliance.
• Coordinate with subcontractors and vendors to ensure proper closeout and documentation.
• Generate meeting minutes and maintain contract-related correspondence.

Project Management Tasks:

• Develop and manage project schedules and onsite activities.
• Interface with customers and supervise contractors, coordinating access at facilities.
• Manage purchased materials and equipment, including delivery and inspection.
• Inspect subcontractor work for quality, cost, and schedule adherence.
• Conduct inspections with the Owner’s representative for project completion.
• Oversee onsite commissioning and project closeout activities.
• Manage all project aspects with minimal supervision.
• Identify future project opportunities through scope review and site walks.
• Mentor and manage project managers, conducting risk analysis and decision-making.

Safety Responsibilities:

• Develop safety plans for projects and subcontractors.
• Monitor subcontractor activities for safety compliance daily.
• Ensure adherence to NORESCO safety requirements.

Financial Responsibilities:

• Prepare and manage project budgets.
• Review and approve subcontractor invoices, ensuring accuracy and compliance.
• Provide monthly financial projections for project costs.

Minimum Qualifications:

• Bachelor's Degree
• 10+ years of project management experience in construction or engineering fields

Preferred Qualifications:

• Strong leadership and cross-functional collaboration skills
• Ability to lead diverse teams and solve complex problems
• Excellent organizational and communication skills
• Proficiency in Microsoft Word and Excel; experience with Microsoft Project and Primavera P6
