Construction Project Manager
Location: Onsite in New York City; initial assignment anticipated in Brooklyn
Employment Type: Full-Time
Reports To: Project Executive
Compensation: $135,000–$150,000 annually
Travel: Additional local travel as needed
About the Role
Our client is seeking a Construction Project Manager to manage daily construction activities and assigned scopes on large-scale projects. Working with the Project Executive and onsite team, this person will coordinate subcontractors, schedules, budgets, documentation, and project execution through closeout.
This role requires hands‑on GC/CM experience, prior employment with a large, established construction firm, and project management experience on projects valued at $50 million or more. Experience limited to owner’s representation, agency oversight, or developer‑side management does not meet the requirements.
Responsibilities
- Manage assigned construction scopes, schedules, milestones, and deliverables through commissioning and closeout.
- Coordinate directly with subcontractors, superintendents, clients, consultants, and the project team.
- Support subcontractor bidding and buyout; review proposals and negotiate change orders within delegated authority.
- Manage budgets, cost forecasts, commitments, cash flow, requisitions, and monthly financial reporting.
- Maintain contracts, RFIs, submittals, change orders, and closeout documentation.
- Conduct regular field walks and inspections to monitor progress, quality, safety, and compliance.
- Identify risks, resolve project issues, and implement corrective actions to maintain schedule and budget.
- Lead assigned team members and maintain effective client and stakeholder relationships.
Required Qualifications
- At least 5 years of relevant construction project management experience within institutional, healthcare, educational, infrastructure, and/or public‑sector construction. Relevant Assistant Project Manager experience may count.
- Prior employment with a large, established general contractor or construction management firm.
- Hands‑on project management experience on projects with a total value of $50 million or greater, with direct responsibility for defined scopes, budgets, schedules, or subcontractor packages.
- Direct experience managing subcontractors and construction execution, with the ability to explain project values and personal responsibilities.
- Strong knowledge of construction methods, scheduling, budgeting, cost control, and contract administration.
- OSHA 30 certification.
- Proficiency with Microsoft Office and Procore or similar construction management software.
- Strong leadership, communication, organization, and problem‑solving skills.
- Ability to work onsite daily at the assigned New York City project location.
Preferred Qualifications
- Public‑sector construction experience.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
- Knowledge of NYC construction practices, permitting, and regulatory requirements; comparable major‑market experience will be considered.
- Experience through commissioning and final closeout.
- Procore experience; Bluebeam familiarity is helpful.
