IAPMO is seeking an experienced Construction Project Manager to lead on-site, ground-up and mixed-use developments in the Greater Milwaukee area. You will direct diverse teams and manage complex commercial projects from bidding through closeout.

Ideal candidates possess strong contract, scheduling, estimating, and project controls knowledge, plus outstanding leadership and client-relations skills. This on-site role emphasizes safety, quality, and profitability.

Qualifications

  • 5–10+ years of experience across all phases of construction and preconstruction management.
  • Proven ability to lead project teams and coordinate multiple stakeholders.
  • Strong knowledge of contracts, scheduling, estimating, change management, and project controls.
  • Advanced problem solving, negotiation, and communication skills.

Responsibilities

  • Manage multiple construction projects through all phases, from bidding and preconstruction through closeout.
  • Lead project teams including superintendents, architects, project coordinators, engineers, subcontractors, and suppliers.
  • Develop and maintain strong relationships with owners, clients, architects, consultants, and community partners.
  • Evaluate bids, pricing, schedules, conceptual estimates, and schematic-level estimates.
  • Negotiate subcontracts and manage owner contracts, including negotiations and documentation.
  • Build, update, troubleshoot, and manage project schedules to maintain progress and performance.
  • Lead progress meetings, subcontractor coordination, RFIs, potential change orders, and change order generation.
  • Oversee safety, quality control, billing, cost management, profitability, issue resolution, and project documentation.

  • Strong knowledge of construction contracts, scheduling, estimating, change management, and project controls.
  • Advanced problem-solving, conflict-resolution, negotiation, and communication skills.
  • Proficiency with Microsoft Office applications, including Outlook, Word, and Excel.
  • Strong understanding of jobsite safety, quality standards, local ordinances, and industry requirements.
  • Committed team player with a strong focus on client satisfaction and professional representation.
Nice-to-Have Skills:
  • Bachelor's degree in Construction Management, Engineering, or a related field.
  • Experience estimating or managing self-performed carpentry, concrete, and masonry work.
  • Experience with production studies and self-performed trade planning.
  • Background managing healthcare, retail, hospitality, or other complex commercial projects.
  • Familiarity with construction scheduling, cost-tracking, and project management software.
  • Established relationships with owners, architects, subcontractors, consultants, and suppliers.
