Qualifications

  • Background in commercial, healthcare, manufacturing, distribution, multifamily, semiconductor, office, or tenant improvement construction.
  • Strong budgeting, scheduling, procurement, contract administration, and project financial management.

  • Review plans, specifications, and contract documents to identify scope gaps, constructability concerns, and project risks.
  • Collaborate with Superintendents to monitor field progress, productivity, quality, and schedule performance.
  • Track job costs, commitments, billings, forecasts, and overall project profitability.

Job description

Position Overview

The Project Manager is responsible for leading construction projects from preconstruction through final closeout while ensuring they are completed safely, on schedule, within budget, and to established quality standards. This role manages project planning, budgeting, procurement, subcontractor coordination, contract administration, and client communication throughout the project lifecycle.

Projects may include commercial buildings, healthcare facilities, manufacturing and distribution centers, semiconductor facilities, multifamily developments, office interiors, tenant improvements, and other technically complex construction projects. The ideal candidate has experience managing projects for a general contractor or construction management firm and is comfortable working across multiple market sectors.

Key Responsibilities
  • Manage construction projects from preconstruction through final completion and closeout.
  • Develop and maintain project budgets, schedules, forecasts, and cost-control systems.
  • Lead subcontractor procurement, bid analysis, scope reviews, negotiations, and contract administration.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, suppliers, and field personnel.
  • Manage project documentation, including RFIs, submittals, change orders, purchase orders, meeting minutes, and closeout packages.
  • Review plans, specifications, and contract documents to identify scope gaps, constructability concerns, and project risks.
  • Collaborate with Superintendents to monitor field progress, productivity, quality, and schedule performance.
  • Track job costs, commitments, billings, forecasts, and overall project profitability.
  • Manage procurement schedules and coordinate long-lead materials and equipment.
  • Lead owner, architect, consultant, and subcontractor meetings throughout the project.
  • Support preconstruction efforts, including estimating, budgeting, permitting, value engineering, and constructability reviews.
  • Monitor project safety, quality-control, and quality-assurance requirements.
  • Identify potential challenges and implement solutions before they affect cost, schedule, or client satisfaction.
  • Oversee punch list completion, project turnover, warranty documentation, and final cost reconciliation.
  • Build and maintain strong relationships with clients and project stakeholders.
Qualifications
  • 5-10+ years of experience managing commercial construction projects.
  • Experience working for a general contractor, construction manager, or design-build contractor.
  • Experience managing projects from preconstruction through final closeout.
  • Background in commercial, healthcare, manufacturing, distribution, multifamily, semiconductor, office, or tenant improvement construction.
  • Strong understanding of budgeting, scheduling, procurement, contract administration, and project financial management.
  • Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications.
  • Experience coordinating multiple subcontractors, consultants, vendors, and internal project teams.
  • Strong leadership, communication, negotiation, and problem-solving skills.
  • Ability to manage multiple projects or priorities in a fast-paced construction environment.
  • Proficiency with Microsoft Office and construction project management software.
Preferred Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Experience managing technically complex projects involving significant MEP coordination.
  • Experience with occupied healthcare facilities, active manufacturing environments, cleanrooms, laboratories, or phased renovations is a plus.
  • Experience with ground-up multifamily, commercial renovations, or interior fit-out projects.
  • Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, BuildingConnected, or similar platforms.
  • Experience with design-build, construction management, negotiated, or general contracting delivery methods.
  • OSHA 30 certification preferred.
