Qualifications

• 7+ years in ground-up commercial construction, federal/public sector preferred
• Proven track record managing large projects end-to-end
• Strong budgeting, estimating, cost control and invoicing experience
• Experience with change orders, subcontractor negotiations, and contracts administration
• Knowledge of permitting, zoning, and public sector compliance
• Ability to read drawings/specs and read project schedules
• Leadership experience partnering with superintendents, field teams, subs, and clients
• Excellent organizational, communication, and problem-solving skills
• Proficiency with construction mgmt software and Microsoft Office

Responsibilities

Our client is seeking an experienced Ground-Up Construction Project Manager. This is a direct hire opportunity for a hands-on leader who will oversee projects from pre-construction through closeout, with full responsibility for execution, financial performance, and client satisfaction.

• 7+ years of experience managing ground-up commercial construction projects (federal/public sector experience strongly preferred)
• Proven track record of managing large-scale, complex projects from pre-construction through closeout
• Strong expertise in budgeting, estimating, cost control, job costing, and invoicing/pay applications
• Experience with change order management, subcontractor negotiations, and contract administration
• Solid understanding of permitting, zoning, and regulatory requirements, including public sector compliance
• Ability to read and interpret construction drawings, specifications, and project schedules
• Demonstrated leadership working with superintendents, field teams, subcontractors, and clients
• Strong organizational, communication, and problem-solving skills
• Proficiency with construction management software and Microsoft Office tools
• Ability to thrive in a hands-on, family-owned company environment while managing high-visibility projects

Key Responsibilities:

• Project Execution: Lead all phases of ground-up construction projects, ensuring alignment with scope, schedule, and quality standards
• Financial Management: Manage project budgets, estimates, and cost forecasts; track job costs and ensure profitability
• Oversee invoicing, pay applications, and subcontractor payments. Prepare and manage change orders to protect project margins
• Scheduling & Coordination: Develop and maintain project schedules; lead weekly/bi-weekly meetings with owners and subcontractors. Document and distribute meeting minutes and project updates
• Pre-Construction & Compliance: Coordinate permitting, zoning, and regulatory approvals. Ensure all subcontractor licensing, insurance, and documentation are in place prior to mobilization
• Field Leadership: Partner with superintendents and field teams to resolve scope, layout, materials, and equipment needs
• Conduct site visits to ensure quality, safety, and schedule adherence
• Safety & Reporting: Enforce OSHA and company safety standards; support regular safety meetings, Ensure accurate field reporting, including daily logs and project documentation
• Contracts & Procurement: Manage subcontract agreements, purchase orders, and vendor coordination
