Qualifications

  • 5-10+ years of construction project management experience.
  • Experience managing projects in the $20M-$50M range.
  • Multifamily construction experience strongly preferred.
  • Strong understanding of CPM scheduling, budgeting, forecasting, and cost-control.
  • Subcontractor procurement and management; contract and change-order negotiation.
  • Experience working directly with owners and clients; effective leadership and communication.
  • A four-year construction-related degree is preferred; equivalent training/experience will be considered.
  • Knowledge of Microsoft Project, Microsoft Office, contract documents, scheduling, productivity analysis, equipment utilization, and project cash-flow management.

Lead $20M-$50M Projects | Multifamily Construction | High-Visibility Leadership Role

If you're a construction Project Manager who is ready to run the project-not just manage pieces of it-this is the opportunity to take the wheel.

A well-established and growing commercial general contractor is seeking a Senior Project Manager to lead major construction projects from preconstruction through final closeout.

This is a true project leadership position with responsibility for profitability, schedule, safety, quality, subcontractor performance, client satisfaction, and the overall success of the job.

We're especially interested in Project Managers with multifamily construction experience who have successfully led projects ranging from $20 million to $50 million.

What You'll Own

As Senior Project Manager, you'll be responsible for the overall execution and financial performance of assigned projects.

You'll lead:

Projects ranging from approximately $20M-$50M

Preconstruction-to-field project transitions

Project budgets and cost controls

CPM scheduling and schedule management

Subcontractor procurement and negotiations

Owner and subcontractor contracts

Change orders and change management

Monthly forecasting and cost projections

Payment applications and project cash flow

Quality control

Project safety coordination

Claims prevention and resolution

Project closeout and punch lists

Warranty issues and owner follow-up

You'll partner closely with the Project Superintendent to determine the manpower, equipment, materials, sequencing, and construction methods necessary to deliver the project safely, profitably, and on schedule.

More Than Project Management

The strongest candidates understand that great construction PMs are also businesspeople.

You'll have responsibility for the financial health of your projects, including:

Budget management

Cost forecasting

Monthly progress reporting

Billing and collections

Maintaining positive project cash flow

Subcontractor payments

Cost-to-complete projections

Contract compliance

Identifying and mitigating potential claims

You'll know where your project stands financially-not just where it stands on the schedule.

Preconstruction & Client Exposure

You'll also have opportunities to participate in the front end of projects, including:

Constructability reviews

What We're Looking For

We're seeking an experienced commercial construction professional with a track record of successfully managing significant projects.

Ideal experience includes:

5-10+ years of construction project management experience

Experience managing projects in the $20M-$50M range

Multifamily construction experience strongly preferred

Strong understanding of CPM scheduling

Budgeting, forecasting, and cost-control experience

Subcontractor procurement and management

Contract and change-order negotiation

Experience working directly with owners and clients

Strong leadership and communication skills

A four-year construction-related degree is preferred; however, equivalent technical training and significant construction experience will also be considered.

Knowledge of Microsoft Project, Microsoft Office, contract documents, construction operations, scheduling, productivity analysis, equipment utilization, and project cash-flow management is important.
