Job summary

Invoke Staffing in Cary, NC is seeking a Project Manager or Assistant Project Manager with direct ground-up multifamily construction experience. You will lead or support high-quality residential developments from pre-construction through closeout.

The role requires a degree and 5+ years of PM experience (multifamily) or a degree/HS diploma with 2+ years for APM, plus proficiency in MS Office and construction management software. Regional travel 2–3 days weekly is expected.

Qualifications

• Direct ground-up multifamily experience is required.
• PM: Degree + 5+ years of PM experience in multifamily.
• APM: Degree OR HS Diploma + 2+ years of multifamily experience.
• Knowledge: Building codes (IBC/Class I-2 a plus), cost reporting, safety, and scheduling.
• Proficient in MS Office Suite and standard construction management software.
• Travel: Valid driver’s license; regional travel 2-3 days/week.

Responsibilities

• Own master project schedules and hold Superintendents accountable.
• Lead subcontractor bidding, scope development, and contract negotiations.
• Manage budgets, invoicing, and cost controls with Accounting.
• Mentor APMs and serve as SME for value engineering.
• Solicit bids, build bid analyses, and draft subcontracts/POs.
• Own the submittal and RFI tracking process.
• Coordinate municipal permits and manage closeout/warranty docs.
• Conduct weekly site visits and generate progress reports.

Salary: $80,000 - $128,000 / year (Based on experience) + Bonus

Project Manager Level:

• Schedules: Own master project schedules; hold Superintendents accountable.
• Procurement: Lead subcontractor bidding, scope development, and contract negotiations.
• Finances: Manage budgets, invoicing, and cost controls with Accounting.
• Leadership: Mentor APMs and serve as Subject Matter Expert for value engineering.
• Bidding & Contracts: Solicit bids, build bid analyses, and draft subcontracts/POs.
• RFIs & Submittals: Own the submittal and RFI tracking process.
• Permits & Closeout: Coordinate municipal permits and manage project closeout/warranty docs.
• Site Inspections: Conduct weekly site visits and generate progress reports.
