Summary
An established general contractor is seeking an experienced Project Manager to lead multifamily construction projects from preconstruction through final closeout. The company maintains a strong portfolio of affordable housing and market-rate multifamily developments, with projects ranging from approximately 25 to 500 units and typical projects falling between 75 and 150 units.
The ideal candidate has a highly relevant multifamily background rather than broad commercial construction experience. Affordable housing, market-rate, podium, ground-up, and walk-up multifamily experience will be prioritized.
Key Responsibilities
- Manage multifamily construction projects from preconstruction through final turnover
- Develop and maintain project budgets, schedules, forecasts, and cost reports
- Lead subcontractor procurement, buyout, contract negotiations, and scope coordination
- Manage RFIs, submittals, change orders, pay applications, and project documentation
- Coordinate closely with Superintendents to maintain field production and project schedules
- Manage construction scopes across sitework, concrete, framing, MEP, building envelope, interiors, and finishes
- Track job costs, committed costs, billing, forecasting, and overall project profitability
- Lead owner, architect, consultant, and subcontractor meetings
- Review drawings, specifications, contracts, and scopes of work
- Manage procurement and long-lead material tracking
- Identify cost, schedule, and coordination risks and implement solutions before they impact project performance
- Maintain strong communication with owners, developers, consultants, and field leadership
- Support value engineering, constructability reviews, and preconstruction planning
- Oversee punch lists, turnover documentation, warranties, and final closeout
Requirements
- Strong multifamily Project Management experience with a general contractor or multifamily builder
- Affordable housing and/or market-rate multifamily experience strongly preferred
- Ground-up multifamily construction experience required
- Podium construction experience highly preferred
- Walk-up multifamily experience will also be considered
- Experience managing projects similar to 75–150+ unit developments preferred
- Proven experience managing projects from preconstruction through completion
- Strong understanding of subcontractor buyout, contracts, budgeting, forecasting, and cost control
- Experience managing project financials, change orders, billing, and cost-to-complete forecasting
- Ability to read and interpret architectural, structural, civil, and MEP drawings
- Strong communication, negotiation, organization, and problem-solving skills
- Ability to work closely with field leadership while managing the administrative and financial side of construction

Role Structure
This position is primarily office-based, with limited but regular field involvement. Approximately half a day may be spent onsite depending on project needs, with occasional full field days when required.
