Job description

Position Overview

The Project Manager is responsible for leading multifamily construction projects from preconstruction through final closeout, with primary responsibility for project budgets, schedules, contracts, procurement, documentation, subcontractor coordination, and client communication.

Projects may range from approximately 25 to 500 residential units, with many projects falling in the 75 to 150 unit range. The ideal candidate has a strong background in affordable housing and/or market-rate multifamily construction, with experience managing ground-up apartment developments, podium projects, walk-up communities, or similar residential product types.

For this position, the quality and relevance of multifamily experience is more important than total years in construction. Candidates whose backgrounds are primarily commercial, tenant improvement, or unrelated construction sectors without meaningful multifamily experience will be less aligned with the role.

Key Responsibilities
  • Manage multifamily construction projects from preconstruction through final completion and closeout.
  • Oversee projects ranging from smaller residential developments to large multifamily communities.
  • Develop and maintain project budgets, forecasts, schedules, procurement plans, and cost-control systems.
  • Manage subcontractor procurement, bid leveling, scope reviews, negotiations, buyout, and contract administration.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, vendors, and field teams.
  • Partner closely with the Superintendent to maintain project schedule, quality, safety, and production objectives.
  • Manage RFIs, submittals, change orders, purchase orders, meeting minutes, and project documentation.
  • Review plans and specifications to identify scope gaps, constructability concerns, and potential project risks.
  • Monitor project financial performance, including job costs, commitments, billings, forecasts, change orders, and overall profitability.
  • Manage long-lead procurement and ensure materials and equipment are available according to the construction schedule.
  • Lead owner, architect, consultant, and subcontractor meetings.
  • Coordinate design changes and evaluate associated cost and schedule impacts.
  • Manage change order development, pricing, negotiation, and execution.
  • Support permitting, inspections, utility coordination, and jurisdictional requirements.
  • Oversee subcontractor performance and ensure contractual obligations are met.
  • Support quality-control efforts throughout all phases of construction.
  • Conduct regular site visits to review construction progress and address project issues with field leadership.
  • Oversee punch list completion, unit turnover, warranties, closeout documentation, and final financial reconciliation.
  • Maintain professional and responsive communication with ownership and other project stakeholders.
Qualifications
  • Strong experience managing multifamily construction projects required.
  • Experience with affordable housing and/or market-rate multifamily construction strongly preferred.
  • Podium construction experience highly desirable.
  • Ground-up multifamily, walk-up apartment, townhome, or similar residential construction experience will also be considered.
  • Experience managing multifamily projects ranging from approximately 25 to 500 units.
  • Strong understanding of residential construction sequencing, subcontractor coordination, and project delivery.
  • Experience managing projects from preconstruction through final turnover.
  • Strong knowledge of budgeting, forecasting, procurement, contract administration, and change management.
  • Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications.
  • Experience coordinating multiple subcontractors, consultants, vendors, and project stakeholders.
  • Strong leadership, communication, negotiation, and problem-solving skills.
  • Ability to professionally communicate with owners and maintain confidence throughout the project lifecycle.
  • Strong organizational skills with the ability to manage multiple priorities and deadlines.
Preferred Qualifications
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
  • Experience with podium-style multifamily construction.
  • Experience with affordable housing developments involving prevailing-wage or public funding requirements.
  • Experience with 75-150 unit multifamily developments particularly desirable.
  • Experience with both new construction and multifamily rehabilitation projects.
  • Proficiency with Procore, Bluebeam, Primavera P6, Microsoft Project, and Microsoft Office.
  • Experience with design-build, negotiated, or general contracting project delivery methods.
  • OSHA 30 certification preferred.
