Job summary

JBG SMITH is seeking an Assistant Construction Manager to ensure on-time, on-budget delivery of commercial and residential tenant improvements and capital projects. You will coordinate design teams, general contractors, and vendors, maintaining schedules, budgets, and quality while aligning with lease and program requirements.

Ideal candidates have a Bachelor's degree in CM/related fields and 3–4 years' experience in construction management, with strong MS Word/Excel and MS Project skills.

Qualifications

• Bachelor's degree in Real Estate, Architecture, Engineering, Finance, or Construction Management.
• 3-4 years of commercial tenant coordination, capital improvements and construction management experience.
• Experience with interior tenant improvements for private, government and retail tenants.

Responsibilities

• Manage selection process of design professionals and develop design scope of work.
• Review design team activities to maintain schedules, control costs, assure quality.
• Manage bids and selection of general contractor and vendors; negotiate Owner-Contractor agreements.
• Coordinate design professionals, general contractor and consultants to meet project goals.
• Develop Master Project Schedule; ensure updates monthly; track progress and revisions.
• Monitor cost, schedule and quality; inform stakeholders of risks and contingencies.
• Analyze budgeted vs actual costs; report variances.
• Keep Landlord and Tenant informed of significant developments and potential delays.
• Manage punch list preparation and close-out; ensure timely completion of all closes.
