Job summary

JRM Construction invites applicants for an Assistant Project Manager (APM). This role focuses on managing change orders, subcontractor coordination, and project documentation with independence and accountability on CA projects.

You will be responsible for leveling subcontractor proposals, tracking SOE milestones, and supporting the Superintendent from bid through close-out, while mentoring junior staff and communicating with stakeholders.

Qualifications

• Experience with construction drawings, specs, and project logistics.
• Understanding of subcontract scopes, sequencing, and budget impact.
• Proficiency with Procore, MS Project, and Timberline.

Responsibilities

• Lead the preparation of Change Orders from inception to PO issuance, including pricing review and subcontractor negotiation.
• Fully level subcontractor proposals and scopes of work, flagging discrepancies or risks.
• Manage procurement timelines and coordination of long-lead items.
• Maintain ownership of the project submittal log and escalation of critical items.
• Understand, update, and track Schedule of Events (SOE) and project milestones.
• Work directly with the Superintendent to establish the Subcontractor Build Schedule.
• Take lead on the project financial close-out process, including reconciliation of POs, billing, and retention.
• Proactively communicate with internal and external stakeholders, including leading subcontractor meetings when needed.
• Identify and escalate potential scope or financial risks; contribute to resolution strategies.
• Mentor and support Project Engineers and Project Coordinators.
