Overview

Senior Construction Project Manager – Full Time Professional. Location: Main Office, Chicago, IL, US.

Responsibilities
  1. Monitor and facilitate on-time and on-budget project delivery.
  2. Oversee all aspects of assigned construction projects, including cost review/negotiation, start-up, scheduling, actual construction, expediting, inspection, quality control, and total delivery according to established criteria.
  3. Coordinate, schedule, and monitor resident relocation efforts as needed.
  4. Maintain an owners’ representative mentality in development and execution of all projects to ensure compliance.
  5. Monitor staffing requirements and ensure they are met.
  6. Promote and ensure safety with contractors and vendors on all projects.
  7. Ensure construction complies with approved plans and specifications.
  8. Ensure General Contractors adhere to the Local Employment Plan.
  9. Collaborate with the Development Project Manager to keep projects on schedule and within budget, accelerating schedules where possible.
  10. Provide ongoing value engineering to identify potential cost savings and prevent delays.
  11. Maintain clear communication with General Contractors and keep cost tracking systems up to date.
  12. Maintain and submit accurate records of revenue and expenditures in coordination with the VP of Real Estate Development.
  13. Participate in weekly OAC meetings.
  14. Oversee the construction pay request process, inspect, and coordinate project closeout.
  15. Prepare and submit monthly project status update reports.
  16. Coordinate with Property Management and Maintenance staff throughout all project phases.
  17. Perform other relevant duties as assigned.
Qualifications

Minimum of 3–7 years of construction and supervisory experience. High school diploma or equivalent, plus 3 years of specialized training in architecture and/or construction estimating. Bilingual (English/Spanish) a plus. Computer knowledge and project management/construction software experience required.

Must have a commitment to community development. Must be willing to work flexible hours in office and construction site environments. Strong organizational, time management, communication and writing skills. Ability to read and interpret extensive blueprints and contracts. Proven ability to build relationships with diverse communities. This position is in person; no hybrid/remote work. Chicago northside residents preferred.

Reporting to the Vice President of Real Estate Development; in the absence of this supervisor, reporting to the CEO. Exempt position.
