Job description

Biltmore Company is seeking an experienced Construction Field Specialist to take a lead role in residential home warranty and homeowner service. This position is responsible for taking warranty issues from initial homeowner concerns through final resolution. The right person will have strong residential construction experience and be able to inspect homeowner warranty concerns in the field, determining warranty coverage and root cause, understand how it should be properly repaired, and coordinate warranty coverage and scope of work through coordinating subcontractors and managing multi-trade repairs, while documenting photos and communications in the field. Completing minor repairs when practical and maintaining strong homeowner communication throughout the process is key. This is a hands-on, in-field position, but it is not primarily a handyman role. The Construction Field Specialist should be comfortable making minor repairs when they can be efficiently handled in-house, while also having the experience and judgment to recognize when a specialized trade partner is needed. Common issues to diagnose involve roofing, siding materials, concrete, landscape & drainage, framing, windows, insulation, plumbing, electrical, HVAC, doors, cabinetry, flooring, drywall, trim, paint. Just as important, this person is Biltmore's primary representatives to our homeowners after their home is complete. We are looking for someone who communicates well, enjoys problem solving while helping people, takes pride in their work and takes ownership of an issue until it is fully resolved.

Responsibilities

Warranty Inspection & Problem Solving

• Conduct on-site inspections of completed homes to evaluate homeowner warranty concerns
• Identify the source and cause of construction issues and determine the appropriate repair or next step
• Develop a clear plan for resolving each issue and follow it through to completion
• Determine when an issue can be handled in-house and when a specialized subcontractor or vendor is needed
• Personally complete minor repairs when they are within your skill set and can be efficiently handled in-house
• Evaluate issues involving roofing, siding materials, concrete, landscape & drainage, framing, windows, insulation, plumbing, electrical, HVAC, doors, cabinetry, flooring, drywall, trim, paint and other residential construction components
• Take photographs and document findings, recommended repairs, and completed work
• Inspect completed repairs to ensure they meet Biltmore's quality standards

Trade Partner Coordination

• Coordinate warranty repairs with subcontractors and vendors when specialized work is required
• Clearly communicate the issue, scope of work, and expected finished result to trade partners
• Work with Biltmore's Warranty Manager to schedule and coordinate repairs
• Monitor trade partners to ensure work is completed correctly and in a timely manner
• Hold subcontractors accountable for workmanship and completion
• Inspect completed work and coordinate additional corrections when necessary
• Help determine the next course of action when an initial repair does not fully resolve an issue

Homeowner Communication

• Meet directly with homeowners to inspect concerns and discuss findings
• Clearly explain the proposed repair and what the homeowner should expect throughout the process
• Help homeowners understand what is and is not covered under the home's warranty
• Maintain professional and consistent communication throughout the warranty process
• Address homeowner concerns and difficult situations calmly and professionally
• Educate homeowners on proper home maintenance when appropriate
• Represent Biltmore professionally and help maintain a positive relationship with homeowners after construction is complete

Documentation & Quality Control

• Maintain accurate records of warranty claims, inspections, photographs, repair scopes, communications, costs, and completion dates
• Enter and maintain warranty information in Buildertrend
• Track outstanding warranty items and follow up with homeowners and trade partners until they are completed
• Identify recurring construction issues and communicate trends to Biltmore's Construction and Project Management teams
• Provide feedback regarding workmanship, materials, and subcontractor performance
• Help identify opportunities to improve construction practices and reduce future warranty issues

Qualifications & Skills

Residential Construction Experience

• 3–5 years of residential construction experience, general contractor, or residential construction trade preferred
• Strong understanding of residential construction methods, materials, sequencing, and building practices
• Ability to inspect a construction issue, identify its likely cause, and determine an appropriate repair
• Hands-on experience with general residential construction and repair work
• Experience working with residential subcontractors and trade partners
• Working knowledge of residential building codes and construction standards
• Residential warranty, superintendent, home inspection, or similar field experience is preferred

Construction & Field Skills

• Strong understanding of framing and structural components
• Working knowledge of drywall, roofing, siding, windows and doors, flooring, trim, cabinetry, concrete, insulation, plumbing, electrical, and HVAC systems
• Strong troubleshooting skills and the ability to work through construction problems that may not have an obvious solution
• Hands-on repair skills and willingness to personally complete minor construction repairs when appropriate
• Ability to recognize when specialized expertise or a licensed trade is required
• Ability to safely use common construction tools and equipment
• Ability to read and understand plans, scopes of work, and construction documentation
• Good judgment and the ability to make decisions independently in the field

Communication & Organization

• Strong communication and customer service skills
• Comfortable working directly with homeowners in Biltmore Co homes
• Ability to explain construction issues and repair plans in a way homeowners can understand
• Ability to handle difficult conversations regarding warranty coverage, construction issues, and repair expectations professionally
• Ability to communicate effectively with and hold trade partners accountable
• Strong problem-solving and decision-making skills
• Ability to manage multiple warranty issues and changing priorities at the same time
• Strong follow-through and a willingness to take ownership of issues until they are resolved
• Self-motivated and able to work independently while working closely with Biltmore's warranty and construction teams
• Proficient with Microsoft Office; Buildertrend experience preferred

Physical Requirements

• Ability to travel between residential construction sites and completed homes
• Ability to walk uneven terrain and active construction sites
• Ability to enter crawl spaces, attics, garages, and other areas of residential homes
• Ability to climb ladders and stairs
• Ability to perform hands-on construction and minor repair work
• Ability to lift up to 25 pounds regularly
• Valid driver's license and clean driving record required
