Assistant Superintendent — Grand Oak Construction Company, LLC

Job Type: Full Time

Position Summary

Commercial construction company seeking a motivated Assistant Superintendent to join our field team on a large ground-up multifamily project in Columbia, SC. Working directly under the Superintendent, the Assistant Superintendent will help run day-to-day site operations, coordinating trade contractors, maintaining a safe and organized jobsite, and making sure the work in place matches the plans, specifications, and schedule. This role requires a strong understanding of construction sequencing, sharp attention to detail in the field, comfort directing subcontractor crews, and the ability to manage a high volume of activity across multiple buildings and phases at once. The Assistant Superintendent will play a vital role in catching problems before they become rework, keeping trades moving, and carrying units through inspections, punch, and turnover. This is a strong opportunity for someone looking to grow into a Superintendent role.

Reports to: Superintendent

Primary Duties &Responsibilities

• Coordinate daily trade contractor activities, manpower, deliveries, and material staging across multiple buildings
• Support the Superintendent in building and maintaining short-term look-ahead schedules and tracking progress against the master schedule
• Identify conflicts in trade sequencing and flag schedule risks early
• Lead or assist with daily and weekly subcontractor coordination meetings
• Maintain site logistics, including access, laydown areas, temporary facilities, and site cleanliness
• Monitor subcontractor manpower and production and escalte performance issues
• Safety
• Enforce jobsite safety requirements and OSHA standards for all trades on site
• Conduct daily safety walks, toolbox talks, and new-worker site orientations
• Document and report incidents, near misses, and corrective actions
• Quality &Inspections
• Walk the work daily and verify installed work against the approved plans and specifications
• Conduct pre-inspection walks and coordinate municipal and third-party inspections (framing, MEP rough-in, insulation, fire protection, final)
• Track inspection results and make sure deficiencies are corrected and re-inspected
• Identify field conflicts and help draft RFIs for the project team
• Documentation
• Complete daily reports, progress photos, and site observations in Procore
• Maintain field sets of drawings with current revisions, RFI responses, and ASIs
• Track field-level items, including open RFIs, submittal-dependent work, and potential change conditions
• Closeout
• Manage unit punch lists and track completion by trade
• Coordinate unit turnover and building certificates of occupancy
• Assist with closeout documentation, attic stock, and warranty items

Candidate should possess the following skills and abilities

• Ability to read and interpret construction drawings and specifications
• Working knowledge of construction sequencing and multifamily building systems
• Ability to direct and hold subcontractor crews accountable in a professional manner
• Clear, professional written and verbal communication with trades, inspectors, and the project team
• Organized and self-directed, able to track numerous open items across multiple buildings without follow-up
• Working knowledge of OSHA safety requirements and jobsite safety practices
• Comfort with construction software and basic Microsoft Office (Procore, Excel, Outlook)
• Understanding of construction processes, terminology, and site operations

Preferred Qualifications

• Experience in commercial or multifamily construction
• Wood-frame multifamily experience
• OSHA 30 certification
• Degree in Construction Management, Civil Engineering, Building Science, or a related field
• Procore experience
• Experience coordinating municipal inspections and unit turnover

Candidate must have dependable transportation and a valid driver's license.

Candidate must be able to work onsite full-time in Columbia, SC.

• This position is very active and requires standing and walking for 10 hours/day.

• Climb stairs and ladders and walk uneven terrain regularly.
• Lift and carry up to 50 lbs occasionally.

While performing the duties of this job, the employee is regularly exposed to fumes or airborne particles, noise, weather (heat, rain, cold…etc.) and active construction site working conditions.
