Job summary

HumanGood is seeking a Compliance Specialist to oversee HUD and Tax Credit occupancy compliance across affordable housing communities. The role involves audits of initial certifications, recertifications, income and asset verifications, and lease amendments, with travel across Southern California and 50% onsite/remote work.

Qualifications

  • 5+ years of affordable housing property management experience required.
  • Knowledge of HUD & Tax Credit occupancy regulations required.
  • HUD Occupancy Specialist, LIHTC or COS certification or ability to obtain certification within 6 months.

Responsibilities

  • Perform file audits of resident initial certifications, re-certifications and/or interim reviews; review income verifications, asset verifications, lease amendments, etc.
  • Support 20-25 HumanGood Affordable Housing locations in Southern California.
  • Serve as the primary resource for staff questions on policy, procedures, rules and regulations.
  • Mentor HGAH staff to enhance compliance capacity and assist Administrators in preparing for Management Reviews.
  • Develop and maintain relationships with corporate executives, Affordable Housing Administrators, regulatory agencies, housing authorities and city officials.

This position develops, monitors, and maintains HUD and Tax Credit and other regulatory occupancy compliance at the affordable housing communities under the supervision of the Senior Compliance Specialist and Director of Compliance. Perform file audits of resident initial certifications, re-certifications and/or interim reviews; Review and audit all related paperwork which includes income verifications, asset verifications, lease amendments, etc. Ensure all paperwork is accurate and complete.

Salary Range: $78,000 - $83,200, depending on experience

Schedule: Full-Time

  • Monday - Friday at 8:00 am - 5:00 pm
  • Approximately 50% onsite across assigned communities and 50% remote/work from home. Local travel between communities is required.

What you need to be successful in this role:

  • 5+ years of affordable housing property management experience required.
  • Knowledge of HUD & Tax Credit occupancy regulations required.
  • HUD Occupancy Specialist, LIHTC or COS certification or equivalent certification; or the ability to obtain certification within 6 months of hire.
  • Reliable transportation required.
  • File auding expertise and experience working with investors, auditors, and regulatory program agencies
  • Property management principles and practices knowledge with particular reference to government-assisted or other assisted housing operations and administration
  • Outstanding organizational, interpersonal, and communication skills.

A day in the life may look like:

  • Performing file audits of resident initial certifications, re-certifications and/or interim reviews; reviewing and auditing income verifications, asset verifications, lease amendments, etc.
  • Supporting 20-25 HumanGood Affordable Housing ("HGAH") locations in Southern California
  • Serving as the primary resource when staff needs a response to questions on policy, procedures, rules and regulations.
  • Enhancing HGAH’s compliance capacity via clear communication, information sharing, and mentoring of HGAH staff.
  • Assisting Administrators in preparing for Management Reviews.
  • Developing and maintaining relationships with HumanGood corporate office executives and support staff, Affordable Housing Administrators, persons from regulatory agencies, housing authorities, contractors, vendors, consultants, and city government officials.
