Job summary

Gorman & Company, LLC is seeking a Compliance Manager to lead a nationwide portfolio of affordable housing communities in a remote capacity. You will supervise a Compliance team, guide HUD, LIHTC, PBRA, HOME compliance, and coordinate audits and regulatory responses.

You will review file eligibility, oversee site-level data, and partner with internal teams to ensure accurate calculations and ongoing compliance across programs. Strong leadership and regulatory knowledge are essential for success.

Qualifications

• 8+ years of affordable housing compliance experience.
• LIHTC and HUD program experience required.
• COS or TCS certification required; HCCP certification preferred.
• Experience with state agencies, audits, and regulatory inquiries.

Responsibilities

• Lead and mentor Compliance team, provide guidance on audits and regulatory requirements.
• Review and approve applicant, move-in, transfer, and recertification files for eligibility and compliance.
• Conduct on-site and remote compliance audits, identify deficiencies, coordinate corrective actions.
• Prepare and submit responses to agency MORs, audits, and inquiries while maintaining relationships with agencies.
• Monitor lease-ups, occupancy, LAPs, and regulatory compliance across systems.

Gorman & Company is seeking a Compliance Manager to lead and support compliance operations across a nationwide portfolio of affordable housing communities. In this remote role, you’ll supervise and mentor a team, provide guidance on HUD, LIHTC, PBRA, HOME, and other affordable housing programs, partner with internal teams, and help ensure our properties remain compliant with changing regulations and agency requirements. This position offers the opportunity to make a meaningful impact across a growing affordable housing portfolio while working alongside a collaborative, mission-driven team. **What You’ll Do*** Lead, mentor, and support a group of Compliance team members, providing guidance on day-to-day compliance questions, file corrections, audits, and regulatory requirements.* Review and approve applicant, move-in, transfer, and recertification files to ensure eligibility, accurate calculations, and compliance with applicable HUD, LIHTC, PBRA, HOME, and other affordable housing programs.* Conduct and oversee on-site and remote compliance audits, identify deficiencies, document findings, and coordinate timely corrective action and resolution with property and internal teams.* Prepare and submit responses to agency audits, Management and Occupancy Reviews (MORs), agency inquiries, and other regulatory requests while maintaining strong relationships with state and federal agencies.* Monitor lease-ups, occupancy, waitlists, Limited Admission Plans (LAP), EIV master binders, and other compliance requirements while analyzing site-level information across systems to identify potential issues.* Review and analyze regulatory documents, program contracts, and property-level data to ensure compliance requirements are accurately implemented across systems and operations.* Maintain compliance forms, documentation, and internal resources, including supporting updates to the compliance manual, procedures, and departmental workflows as regulations and company needs evolve.* Validate compliance forms, system configurations, and site assignments within RealPage OneSite and other applicable software systems to support accurate and consistent compliance practices.* Partner with the Training team to develop and deliver compliance training, support new initiatives, and communicate regulatory or process changes to property teams and other internal stakeholders.* Stay current on HUD, LIHTC, PBRA, HOME, and other affordable housing regulations and serve as a resource through weekly office hours, responsive guidance, and problem-solving for property and corporate teams. **What You’ll Bring*** 8+ years of direct affordable housing compliance experience, with extensive experience in LIHTC and HUD programs; experience with PBRA and HOME is strongly preferred.* COS or TCS certification required; HCCP certification preferred.* Experience managing and developing people; direct compliance management experience is preferred, but strong people-management experience from another setting will be considered.* Extensive experience working with state agencies, responding to audits and regulatory inquiries, and resolving compliance deficiencies.* Strong knowledge of HUD 4350.3, EIV, LIHTC income limits and rent calculations, Fair Housing, IRS 8823 requirements, Reasonable Accommodation processes, and other applicable affordable housing regulations.* Experience with RealPage OneSite or a similar property management system, with the ability to analyze compliance information across systems and identify discrepancies or areas of concern.* Excellent written and verbal communication, organization, attention to detail, problem-solving, and relationship-management skills, with a strong commitment to responsive internal and external customer service.* Ability to travel approximately 2–3 days at a time every other month, with occasional overnight travel as needed. **Why Work With Us at Gorman*** Competitive salary of $80,000–$95,000, based on experience.* Remote flexibility while making a nationwide impact across Gorman’s affordable housing portfolio.* Generous paid time off with 18 days of PTO plus 11.5 paid holidays.* Comprehensive health coverage including medical, dental, vision, short- and long-term disability, and an Employee Assistance Program.* Build for your future with a 401(k) and 6% company match.* Support for life outside of work through paid parental leave, lifestyle spending accounts, pet insurance, and additional wellness resources.* Grow with Gorman through professional development, training opportunities, and the chance to make an impact within a growing national affordable housing organization.
