Qualifications

  • 7+ years of progressive asset management experience.

Job description

Gorman & Company is seeking a high-level Senior Asset Manager with significant multifamily affordable housing experience to join our growing Asset Management team. This role can be based in our Oregon, Wisconsin; Phoenix, Arizona; or Denver, Colorado offices and offers a hybrid work schedule.

This is a senior-level role focused on the financial performance, strategic direction, and long-term value of a portfolio of LIHTC and other affordable multifamily housing assets. The ideal candidate will bring substantial direct asset management experience, strong financial modeling and analysis skills, and deep familiarity with affordable housing financing, partnerships, compliance, and investor relationships.

What You'll Do
  • Lead the asset management of a portfolio of LIHTC and other affordable housing communities, ensuring long-term financial performance, regulatory compliance, and alignment with ownership objectives.
  • Analyze property financial statements, operating results, NOI, cash flow, budgets, financial variances, debt service, reserves, and other key performance indicators to identify risks and opportunities and recommend corrective actions.
  • Prepare, maintain, and analyze complex financial models, forecasts, return-on-investment analyses, and capital account reporting to support asset and portfolio-level decision-making.
  • Review and approve annual operating budgets, financial reforecasts, capital improvement plans, and reserve funding strategies.
  • Monitor debt covenants, partnership agreements, reserve requirements, financing obligations, and investor requirements to identify and mitigate financial and contractual risks.
  • Evaluate assets and develop recommendations for refinancing, restructuring, recapitalization, syndication, disposition, investor exits, and other strategic transactions.
  • Negotiate investor buyouts and manage financial analyses and transaction activities related to refinancing, investor exits, and asset dispositions through closing.
  • Support equity releases, loan conversions to permanent financing, and other financing activities associated with development and stabilized assets.
  • Ensure compliance with LIHTC, LURAs, HOME, Section 8, RAD, and other applicable federal, state, and local affordable housing programs.
  • Oversee regulatory audits, physical inspections, investor reporting, and communication with lenders, investors, and governmental agencies while resolving complex compliance and operational issues.
  • Review legal, financial, partnership, and regulatory documents to identify risks, recommend solutions, and protect ownership interests.
  • Partner with Property Management, Development, Accounting, Compliance, and Executive Leadership to support financial performance, occupancy, capital planning, and long-term portfolio strategy.
  • Conduct periodic site visits to evaluate property condition, operational performance, capital needs, and regulatory compliance.
  • Monitor national financing trends, market conditions, and affordable housing programs to identify opportunities and inform portfolio strategy.
  • Mentor and provide guidance to Asset Managers and other team members while contributing to departmental best practices and continuous improvement.

  • Demonstrated experience with complex asset-level transactions, including refinancing, recapitalization, restructuring, investor buyouts/exits, dispositions, equity releases, and permanent financing.
  • Experience working directly with investors, lenders, syndicators, governmental agencies, and other affordable housing industry stakeholders, with the ability to review complex legal, financial, partnership, and regulatory documents and protect ownership interests.
  • Proven ability to independently manage a portfolio and provide high-level strategic guidance, including identifying financial and operational risks, developing recommendations, making sound decisions, and mentoring other Asset Managers or real estate professionals.
  • Bachelor's degree in Finance, Real Estate, or a related field required
  • Valid driver's license and ability to travel, including overnight travel, as needed.
