Job summary

TREK Development Group in Pittsburgh seeks an engaged Community Manager for Manchester Commons (86 units). You will oversee financial, physical, and operational aspects of the community, activate the Hospitality Covenant, and lead the on-site team to maximize occupancy and control costs.

The role requires prior property/hospitality management experience, strong communication, and proficiency with RealPage and MS Office. On-site work environment with benefits available.

Qualifications

• College degree in a related field or 5+ years of progressive career path in Property Management, Hotel, Hospitality or Retail required.
• 3+ years of experience in Property Management, Hotel, Hospitality or Retail required.
• Experience managing tax credit properties and meeting the needs of low-income residents strongly preferred.
• Industry designations (COS, LIHTC, ARM®, CPMC®, etc.) preferred.
• Minimum team supervision of 2 people (hiring, performance management, training)
• Strong Microsoft Word, Excel, Outlook and RealPage or other industry software experience required.
• Real Estate License preferred, or required within the first year of employment, or sooner if required by state law.

Responsibilities

• Acting as the driving force of the Hospitality Covenant and driving the team by modeling, inspiring, communicating, supporting and holding staff and residents accountable.
• Supervising and directing on-site team members. Creating opportunities for team to bring their thoughts, ideas and experiences to minimizing overtime and creating efficiencies.
• Coordinating upkeep of the property, including inspections, curb appeal, annual inspections, janitorial tasks, safety and preventative maintenance.
• Developing positive relationships with residents and fostering co-investment for a positive work and living environment.
• Reviewing monthly budget operating reports and general ledger to ensure accurate payments and coding.
• Meeting budgeted revenue, operating expense and cash flow monthly; addressing variances and planning corrective actions.
• Managing legal proceedings for non-rent payment and housing court processes with TREK's attorney.
• Applying annual rent increases to optimize income per program guidelines.
• Leasing units in line with approved tenant selection to maintain occupancy at 98%+.
• Ensuring compliance with Fair Housing laws, funding program requirements and regulatory standards.
