Job summary

Carleton Living is seeking a Community Manager for a new construction lease-up in Mansfield, TX. The role oversees operations, budgeting, and occupancy, coordinating with a responsive team to deliver excellent resident experiences.

You will manage vendor relationships, ensure timely rent collection, and maintain meticulous records while guiding a growing community toward strong performance and resident satisfaction.

Qualifications

• 2+ years of related property management in the multifamily industry.
• Experience with RealPage and Onesite.
• Excellent interpersonal communication skills with the ability to motivate and lead a team.
• Able to multitask and meet deadlines in a timely and organized manner.
• Valid driver’s license and proof of liability insurance.

Responsibilities

• Operate the asset in the owner’s best interest in accordance with Carleton policies and procedures.
• Maintain accurate records of all community transactions and submit on a timely basis.
• Ensure all rents, fees, and charges are collected, posted and deposited in a timely manner.
• Process residency applications, including verifications and data entry.
• Prepare annual budgets and income projections in a timely and accurate manner.
• Follow-up delinquent accounts and pursue collections in accordance with established procedures.
• Monitor expenses to ensure spending is within guidelines.
• Maintain tenant files and related documentation regarding continuing eligibility and adjustments.
• Show vacant apartments utilizing professional marketing procedures and maintain high occupancy.
• Complete Rental Agreements.
• Make daily bank deposits.
• Prepare detailed reports in accordance with established procedures.
• Complete move-out reports and reconcile accounts forwarding to A.P. for disbursement of security deposits.
• Address resident concerns in a professional manner.
