Responsibilities

• Run daily operations across maintenance, leasing, and resident relations.
• Build and execute leasing, marketing, and retention strategies to drive occupancy and revenue.
• Partner with Regional Manager to set property goals and plans to reach them.
• Own the numbers: rent collection, delinquency, budgets, and all financial obligations.
• Manage vendor relationships, negotiate contracts, and uphold high service standards.
• Lead and develop maintenance team on turns, work orders, inspections, and capital projects.
• Walk property regularly to maintain maintenance, curb appeal, and safety.
• Resolve resident concerns quickly, fairly, and professionally.
• Keep accurate records across leases, resident files, financials, and deposits.
• Prepare monthly and annual performance reports, including financials and occupancy metrics.
• Plan resident events and community engagement to foster belonging.
• Ensure compliance with Fair Housing, safety regs, and company policy.
