Job summary

Hawthorne Residential Partners seeks a Community Manager for an award-winning apartment community in Winterville, NC. You will coach the team, champion our Live It culture, and drive financial performance, leasing success, vendor partnerships, and resident satisfaction.

You will guide development and daily support to ensure strong occupancy and a thriving community environment. Requirements include a high school diploma, 2+ years in property management, and relevant licenses preferred.

Qualifications

• High School or GED required.
• 2+ years property management experience; Leasing Consultant and Assistant Community Manager experience valued.
• Six months of community manager experience in multi-family preferred.
• YARDI, Knock, and Microsoft Office experience preferred.
• Valid Driver's License; CAM/CAPS/Real Estate or PM license preferred.

Responsibilities

• Manage budgets, rent collection, and community financial reporting.
• Oversee move-outs, deposits, and delinquency tracking.
• Maintain records using Yardi and Knock.
• Ensure compliance with policies and legal standards.
• Drive leasing, renewals, and pricing strategies to hit occupancy goals.
• Oversee vendor services and ensure quality, safety, and timeliness.
• Hire, train, and coach team members; lead weekly team meetings.
• Plan resident events and monitor online reviews to manage reputation.
