Job summary

Dominium is seeking a Community Manager for Casa Azure, a 196-unit community in Phoenix, AZ. You will oversee daily operations, ensure occupancy and financial performance, and lead on-site staff to maintain high standards of curb appeal and resident satisfaction.

Qualifications

• 2-year degree (4-year degree preferred) in a related field or equivalent combinations of education and experience. Accredited Residential Manager (ARM), Certified Occupancy Specialist (COS), Resident Apartment Manager (RAM), or similar designation preferred.
• Three years of multifamily property management experience required; tax credit experience preferred.
• Accounting and administrative background preferred.
• Proficient in MS Office Suite (Word, Excel, Outlook). Yardi experience preferred.
• Strong verbal and written communication skills (English) and ability to speak in front of groups of people. The ability to speak a second language is a plus.
• Must be reliable and have exceptional time management and organizational skills.
• Must be able to think independently, work with minimal supervision, and coach, mentor and manage others.

Responsibilities

• Maintains daily operations and may be expected to fulfill duties of any open position which may include caretaking, housekeeping, grounds keeping, and light maintenance duties to ensure physical curb appeal and cleanliness of the community.
• Meets with staff to go over occupancy goals, renewals, and projections; conducts orientation and training with employees; manages performance reviews and salary recommendations.
• Hires and terminates employees in accordance with company policy and laws; maintains employee records.
• Works with residents to establish good communication and retention programs and resolves issues promptly.
• Oversees purchasing procedures; adheres to accounting directives; works within budget and notifies manager of variations.
• Collects rent and all monies due; maintains thorough collection procedures; handles evictions per policy.
• Handles move-ins/move-outs and inspects units; reviews charges and move-out checklists.
• Manages applicant files for screening under housing programs in a timely and accurate manner.
• Reports incidents; addresses audit findings; maintains records and conducts monthly safety meetings.
• Responds to internet leads; reviews weekly traffic and renewal opportunities; signs lease agreements; partners with Marketing.
• Ensures maintenance requests are handled promptly; inspects property; ensures presentable condition; follows up on work orders.
