Job summary

Woda Cooper is seeking a Community Manager for Prince Pointe in Cross City, FL. You will oversee day-to-day operations, leasing, resident relations, and financial performance to deliver quality affordable housing.

The role requires strong customer service, leadership, and knowledge of housing programs such as LIHTC, Section 8, and HUD. You will coordinate with vendors, ensure compliance, and manage budget controls.

Qualifications

• Experience in affordable housing programs preferred (LIHTC, Section 8, HUD).
• Knowledge of property management laws, guidelines, and best practices.

Responsibilities

• Maintain positive interactions with residents and the public to enhance the community image and ensure superior resident retention.
• Lease apartments: take inquiries, greet prospects, show units, process applications and deposits, verify income/credit, renew leases and certifications.
• Maintain curb appeal and a welcoming environment; ensure confidentiality of resident information.
• Oversee rent collection, track delinquency, issue notices, and attend court proceedings as needed.
• Screen applicants, manage bad debt, and maintain accurate files for compliance and approvals.
• Foster a customer-centered service culture with residents, families, and staff.
• Administer operating budget and control monthly expenses; maintain budget log where applicable.
• Collect and verify income information for approvals; forward to Compliance for review.
• Ensure files comply with SHFA commitments and lender/investor requirements.
• Track unit inspections and schedule capital improvements; coordinate with Regional Manager.
• Sign off market-ready vacants; provide feedback and work orders to maintain standards.
• Inspect property daily and coordinate repairs and bids with regional leadership for approval.
• Ensure timely financial reporting and record-keeping; review maintenance recommendations.
• Stay aware of neighborhood market conditions and lease compliance; develop resident relations programs.
• Participate in trainings and respond to emergencies after hours and on weekends.
• Communicate effectively with residents, staff, vendors; be dependable and punctual.
