Woda Cooper Companies, Inc. is hiring a Property Manager for Rosenwald Pointe in Waynesboro, VA. You will lead leasing, tenant relations, and daily property operations for an affordable housing community.

This role requires strong communication, budgeting, and compliance with applicable housing programs. The company values employee ownership and community impact. The position involves on-site management, coordination with the Regional Manager, and after-hours support to ensure smooth operations

Qualifications

• Must be at least 18 years old with a high school diploma or GED.
• Experience with affordable housing programs such as LIHTC, Section 8, and HUD is preferred.
• Familiarity with property management software is a plus.
• Knowledge of Fair Housing laws is preferred.

Responsibilities

• Maintain positive interactions with residents and the public to enhance the community image and ensure resident retention.
• Lease apartments, process applications and deposits, and ensure leases and certifications are renewed timely.
• Maintain curb appeal and a welcoming community environment.
• Oversee rent collection, delinquency management, and court notices as needed.
• Administer operating budget and verify income/verification documents for residents.
• Ensure compliance with SHFA commitments, lender and investor requirements.
• Inspect units, schedule capital improvements, and coordinate with the Regional Manager for approvals.
• Prepare financial reports and ensure timely paperwork.
• Respond to emergencies after hours and weekend as required.
