Celtic Property Management, LLC in Phoenix, AZ is seeking an experienced Community Manager to lead Coral Gardens Apartments. This role focuses on affordable housing operations, regulatory compliance, resident relations, and strong team leadership to ensure a community residents are proud to call home.

You will manage leasing, occupancy, renewals, audits, and budget performance, while upholding Fair Housing policies and LIHTC/Tax Credit requirements.

Qualifications

• Experience as Community Manager or Property Manager.
• Knowledge of LIHTC/Tax Credit and affordable housing compliance.

Responsibilities

• Oversee day-to-day operations of the community.
• Maintain compliance with LIHTC/Tax Credit and affordable housing requirements.
• Manage certifications, recertifications, resident files, and compliance documentation.
• Ensure files are audit-ready and organized.
• Lease management including occupancy, renewals, and resident retention.
• Monitor delinquency and collections and take action.
• Review property financial performance and budgets.
• Maintain curb appeal and property standards.
• Coordinate with maintenance for work orders and unit turns.
• Conduct property inspections and follow up on items.
• Lead, coach, and train onsite team.
• Provide professional customer service to residents.
• Handle resident concerns professionally.
• Ensure Fair Housing policies are followed.
• Communicate with Regional Management and Compliance.
